The 420 villas and duplexes that make up Longridge Country Estate will be set on 60 acres with 30 acres left for a natural environment. All homes are north facing and built to optimise the views. Around 80 villas have been sold already and the first two stages of Longridge Country Estate sold out quickly, says Tim. The stage three release offers another 50 homes to the market. All homes are two or three bedroom and range in size from 94-185sqm. There are 18 different variations of design. HPA Group has provided planning, architectural, engineering and construction project management services and the homes have been built by Coromandel Homes. “Our stylish high-quality homes are built without compromise, designed to be affordable, comfortable, energy-efficient and future-proof, including state-of-the-art security and medical alert systems,” he says. Tim says Longridge offers residents an amazing five star resort-style retirement lifestyle. The proposed architecturally designed 2200sqm community hub and recreation building, which is in development, will include a swimming pool, spa pool, movie room, cafe/ bar dining area, dance and exercise floor, library, beauty room, pool tables and a specialist room for doctors, podiatrists and other practitioners to work from. A communal outdoors events area, community garden and Men’s Shed workshop will also be perfect spaces for residents to come together. While this is being developed, an interim clubhouse facility will provide residents with a great communal space to meet and socialise in, consisting of a large kitchen, dining area, lounge, library and pool table, says Tim. Future additions will include a modern, purpose-built onsite care facility offering resthome, hospital and dementia levels of care. Tim says it is the village ethos that sets Longridge Country Estate apart. “We have an ethos of saying yes to resident requests if at all possible because is it he happiness of our residents that makes Longridge Country Estate successful.” Privately owned by Bartells Group with directors Tim and partner Jenny Wilson, Tim says this means that Longridge Country Estate can be more adaptive and responsive to resident needs. At Longridge Country Estate it’s all about comfort, he says. “Residents enjoy a happy hour, barbeques, events and functions. An embedded network means we can bulk buy power and pass great rates onto our residents. Everything is taken care of for them so they can relax and enjoy life as they choose.” Owner of the Bartells Group, Tim brings over 30 years of property development experience to Longridge Country Estate. His big picture thinking has been the driving force behind the concept, planning and design stages of the development and he is heavily involved in the architectural, engineering and project management elements. Tim says his vision is to propel retirement village living into the future, using design and technology to support the three pillars of comfort, community and care, and he is committed to ensuring that the highest standards are achieved and maintained at Longridge.
