The development is still experiencing strong interest from a range of buyers, says sales manager Pete Banks with a good portion of the current stage already sold. “It’s about the three Ls’ – location, location, location,” he says. The unique 4ha development is situated right in the heart of Hamilton – a rarity these days says Pete as development spreads outwards from the city due to shortage of available land to build on. Jack’s Landing is being undertaken by Quentin Residential Ltd, which comprises JALD Ltd, Holah Homes and Sabre Developments, supported by Golden Homes. The group of Waikato based property developers and builders are well respected and passionate about providing quality homes that help meet the needs of a growing city, says Pete. “As Quentin Residential Ltd is both developer and builder we can oer a one stop shop with both the development and homes built with great attention to detail due to the huge experience of these companies in delivering great homes to the market. When completed Jacks Landing will include 109 homes. Stage 1a and 1b – totalling 48 houses - are complete. Civil works are being finalised for Stage a and will deliver a further 30 houses by due mid 0 . On oer are a mix of modern two, three and four bedroom homes including standalone, duplex and terrace housing options spread over one to two levels. Two bedroom homes are around 112sqm, three bedrooms 120-145sqm and four bedrooms approximately 1 sqm. There are also larger 172sqm options with four bedrooms or three bedrooms plus a second living area upstairs. Pete says that Quentin Residential Ltd is constantly listening to buyer feedback and one example is that it will oer more single storey three bedroom with ensuite options in subsequent stages due to demand. A range of section sizes are being oered and all homes come with a single garage and one additional o street car park. Because even the garage doors are insulated and garages carpeted they can be utilised for a variety of uses, says Pete. People can have some input into the internal décor with various options including upgrade packages. “The Jack’s Landing team only uses local and well-regarded builders and tradespeople. The buildings have been designed to the utmost Ȋ:e can oer a one stop shop with both the development and homes built with great attention to detail.ȋ standards to meet or exceed the New Zealand Building Code requirements. All homes will come with a building and defects warranty. The Jack’s Landing team has used its purchasing power to buy high-quality products to finish each home to a high standard,” says Pete. The first homebuyer market is a focus for the development but buyers have come from diverse backgrounds and stages of life. Due to being within easy walking distance, a large number of purchasers work in or around the hospital. Around 10% of the development is aordable homes and Jack’s Landing has partnered with +abitat for +umanity to deliver these homes via a Progressive Home Ownership Scheme. Pete says that Jack’s Landing has been designed from the ground up to create a vibrant community to accommodate dierent needs and lifestyles. The development will include a children’s playground and boardwalks around planted green spaces. Two properties on Gilbass Avenue were purchased to give Jack’s Landing residents access to Hamilton Lake and Innes Common as well as add value to the surrounding community. For those interested in purchasing in Jack’s Landing Pete recommends they get in touch quickly as interest remains high. A 10% deposit is required then the rest on completion so people can lock in their home build price early before prices rise. “Once people have a signed sale and purchase agreement, the price cannot change except where they make a variation. This is the benefit of a fixed price turnkey contract with a reputable company. We operate on a no surprises basis so people should not hesitate to get in touch if they’re in the market for a new home.”
