Roughly half-way between Hamilton and Auckland, the 1660 lot subdivision will have a new primary school and a commercial hub to complement services already available in nearby Te Kauwhata. Called Lakeside, the development provides more housing options for people wanting to buy homes outside the two cities while still being within an easy commute to Huntly, Hamilton, and Manakau in the north. David Osborne, Senior Development Manager for Winton Group, says work began at Lakeside in 2018. A range of sections and house and land packages were sold before the company partnered with Kāinga Ora – +omes and Communities to deliver more than 1300 homes over a five year period. “It’s a very similar model to Hobsonville Point where Kāinga Ora on sell sections to construction companies who build a house and sell them on the open market. To ensure a΍ordability, a percentage of the houses are sold at a capped price,” says David. ȊKāinga Ora engages with building companies who set their own prices and do their own marketing. There are covenants in place and design guidelines to ensure a consistent outcome. There is something for every budget with a range of section sizes starting at 225 sqm with no upper limit and housing plans in various shapes and sizes. So far there’s 150 houses built at Lakeside with a real mix of people already enjoying the community, from single people to families and retirees,” he says. Lake Waikare is the Waikato’s largest lake, lying south-east of Te Kauwhata, and covering 3,442 hectares. The opening of the lake foreshore to the public was a key factor for Winton Group in gaining planning approval. The lake and surrounding Whangamarino Wetlands provide beautiful views and are important habitat for birds, including the mātātā, or Fernbird. The Lakeside masterplan was thoughtfully designed for connectivity and enjoying the outdoors. Seventy five hectares of dedicated reserve have been retained to ensure there’s plenty of open space for recreation. Six kilometres of walking and cycling trails connect the community, plus boardwalks through the lake shore’s wetlands. A new road and spacious cycleway connects Lakeside with Te Kauwhata township, including local conveniences, sports fields, a golf course and a retirement village. Lakeside’s village centre will be the perfect stop for day to day needs with two playgrounds, a café and restaurant, gym, hairdresser, general store and oɝce space. “The pre-school at Lakeside is already open and the primary school is scheduled to open in 2025 with capacity for around 700 students. We sold the land to the Ministry of Education, who prepared a detailed concept design for the school. We agreed up front on the school’s size, shape and location and carried out the earthworks and civil construction,” says David. “Lakeside is a really positive development for Te Kauwhata and the region. There are some major employment hubs in Manukau, Mt Wellington, Auckland Airport, Hamilton and the new Ohinewai Sleepyhead Industrial park. The Te Huia Train service between Hamilton and Auckland continues to build momentum, providing reliable rail transportation for those in the greater Waikato region. There is an opportunity for an additional station to be added and Te Kauwhata has been proposed on the back of the Lakeside development.”
