Mark Day, carries over two decades experience in land development. He carries into the equation an understanding of how market cycles ȵow, engaging with Council and putting all the necessary pegs in a row to enable new developments to take shape. The other part of the ownership/management team is Mike Rumble, an experienced Master Builder who brings his Project Management acumen to the table, working with Accur’s teams of contract builders. Mark says between them they’ve created a business that is nimble enough to respond to changes in the market, such as has occurred since the arrival of COVID and the uncertainties that brought. “We’ve been able to pivot quickly from the only focusing on house and land packages in established subdivisions to focussing more on new builds and renovations. “It’s fair to say there has been some nervousness within the financial sector with clients waiting out the current tighter lending/higher interest rate reality, so this has meant our focus has changed.” When Business North spoke with Mark he was feeling optimistic and confident about the work ahead, with five proMects alive at the time and three or four due to start. “Our work is good for the next six months. We engage teams of contract builders so it means when it gets quieter we’re not carrying the cost of wages. “We’ve got four teams of builders we provide work to and it seems to work out well doing it this way.” About 0 of clients come to Accur Homes through relationships the business has formed with reputable architects. The initial conversation consist of walking clients through a staged process where they identify what the clients really want to see in their build. “We think its very important that we’re working with certainty as much as possible, particularly when it comes to renovations, which inherently have an unknown factor to them. We like to do the research to ascertain what’s likely to happen and where the costs will be so that the client can know whether this is feasible in terms of their budget or not.” All the pre-planning work is Mark’s responsibility and once an accurate financial picture of the cost of the project has become clear and clients agree, then the project is handed over the Mike to manage. “We’ve been able to pivot quickly from the only focusing on house and land packages in established sudbivisions to focusing more on new builds and renovations.” The combination of their complementary skills and experiences works to make a very e΍ective proMect delivery model, especially important given how tight the margins are. The lesson, Mark says, they have learnt is that to cope with the ups and downs of the building market it’s important to have several strings to the bow. When it comes to renovations there are a lot of unknowns and Accur Homes’ approach with clients is to see the gathering of accurate information, data and costings as the first and vital process in its own right. “We say to our clients, the money you spend to engage us to determine the reality of the build and what it means in terms of their budget, is money well-spent. They can then go to the bank with a sense of certainty that what they are applying to borrow will deliver when they want. This is how we approach all our builds.” And with a mindset very much about embracing future opportunities Accur Homes are investing in the Northern Waikato region around Te Kauwhata with a 3 Lot development. “This region is set to boom with the Sleepyhead town just down the road. “We can see longer-term this is a good area to invest in.” Along with Mark and Mike at the helm, two skilled professionals in the legal realm and in communications and marketing sit in the governance space. “We thought this was a good strategy when we set up. To have two more experienced heads around the table looking at the strategic space and inputting valuably into Governance.” Mark is confident, though the company is in its infancy, having established in 0 1, they have the structures and systems in place to continue to navigate the building and development market e΍ectively.
