Both Regional Managers feel the market is still positive and each area of the Bay has been heavily involved in delivering House & Land opportunities and creating new communities in Papamoa, The Lakes and Omokoroa. While House & Land packages often allow first-home buyers to enter the market, Cameron says the company’s Design & Build service tends to be for those who have previously owned, and may be up or down sizing. “With our Design & Build option, our clients have a fantastic opportunity to build their dream home. Working alongside our in-house design team or with a local architect, the Design Build option is surprisingly aordable, allows our clients to design a home that in uniqely personalised to their needs and wants, and works for various budgets.” Classics Design & Build business now equals that of House & Land packages, something he is pleased with. “It gives us a better market position when these activities are more balanced. We’ve been working to promote our Design & Build profile in this region.ȋ At Palm Springs Cameron says the showhome is a great example of what can be achieved using higher-specced materials and design. Ζt’s been open about 1 months and feedback from visitors who are able to look at a range of dierent fixtures and finishes has been very positive. Ȋ:ith our Design and Build option, our clients have a fantastic opportunity to build their dream home.” “We have used two feature claddings on this build which are, Japanese Cedar with the ‘Yakisugi’ finish. This cladding is prepared with an ancient Japanese technique where the timber is heat treated and charred. It is then lightly brushed and oiled to protect and prolong the natural colour of the timber. “The second is an Italian Marble plaster finish by Specialized Products, this has a concrete like appearance but has been polished smooth. It’s on a larger section and its a substantial home, so it oers viewers a real taste and feel for what can be achieved.” Callum says activity in Omokoroa and around the wider Katikati area is also positive. “While its slowed down a bit we’re lucky here to not be sitting on a large amount of product. We have also seen a resurgence in the Design & Build and there’s a sense that people are a little more confident, settling into the new norm,” says Callum. +e’s also confident that price increases are also levelling out, and like the team in Tauranga, Callum says they also enjoy strong loyalty from their subtrades, many of whom work exclusively for Classic Builders. A new showhome at Harbour Ridge, Omokoroa has enjoyed positive responses from visitors. With a vaulted ceiling, oering a real sense of space inside, aluminium and cedar louvres contrasted with a cedar and Corbelled Brick pattern exterior, with the odd brick stepped out to add external visual interest, this latest Showhome steps away from the traditional House & Land product, into a high-spec Design & Build that is right for the current market. “The home is tiled throughout the kitchen, service and living areas with carpet in the bedrooms and media room and the ȵoor plan works beautifully with big ȵoor to ceiling stacker slide doors to the media room.” Callum says the point of the show-home is to present our ability to step outside of the H&L product and, not only compete, but excel and challenge the norm. Both Callum and Cameron say there’s a bright future ahead, building in the Bay, with plenty of opportunities in the Design & Build and the House & Land sectors.
