Established by accountant and former Ray White manager of property management division Mary-Anne Lenny in 2019, Omokoroa Property Management now includes MaryAnne’s daughter Amey and daughter-in-law Manawa who have both been formally trained and earned their New Zealand Certificates in Residential Property Management. The trio manage rental properties in Omokoroa, Katikati, Tauranga, Papamoa, and everywhere in between and as they travel the roads every day. Mary-Anne has been a landlord for 20 years and she says rental property investment is a business like any other, and needs to be managed as such. “Like any professional or trades-based business, owners have to keep up with legislation, and it’s the same for landlords,” she says. “Residential property rental is absolutely laden with compliance issues and other hazards that can really cost landlords if they’re not managed properly, and a lot of them don’t realise that property management fees are tax deductible. If you’re paying $2000 a year in fees, you’re actually getting $660 tax back, so could be under $1500 a year to look after your million dollar asset and keep your business successful and compliant.” Some private landlords become friends with their tenants, blurring the boundaries and removing the objectivity when issues arise, such as being short on the rent. They don’t realise if a tenant wants to put a TV bracket into a wall, there is now a step by step process to cover this off. Omokoroa Property Management handles any such situation with impartiality, sticking only to the letter of the law and the requirements of the Residential Tenancies Act. The Healthy Homes Guarantee Act and the associated healthy homes standards which became law in July 2019 are another set of compliance that can see non-complying landlords issued up to a $7200 fine. While all the details are available on tenancy.govt.nz, Omokoroa Property Management has taken the pro-active step of paying for the Healthy Homes assessment for every new property added to its books. These standards can be a real pressure point especially for landlords renting new builds as bizarrely, the Healthy Homes Guarantee Act actually imposes higher standards than the Building Act. Omokoroa Property Management can put landlords on the right footing with an action plan towards compliance within the required timeframe. “We have seen numerous brand new homes fail the Healthy Homes Assessment”. Omokoroa Property Management has access to the best screening systems for vetting and checking of prospective tenants, reducing risk and selecting the right tenant for the right home. Tenancy agreements are customised for each property with specific clauses where appropriate, and Mary-Anne, Amey, and Manawa will deal appropriately with any unsuccessful tenancy application. Mary-Anne says the rental market could be looking forward to more availability of rental properties in the coming 12 months as the new coalition government bringing back interest deductibility for landlords and planning to reduce the bright-line test. “The Government can’t provide accommodation for everyone, so we need landlords to help do that. These changes make rental property investment a bit more attractive, and we’re here to help landlords make it successful as well.”
