Last year Rosemary and two of her colleagues, Chantalle Conwell and Heather Harrison all placed in the Top 10 for the Property Management Agent of the Year at the prestigious Tenancy Master Class Awards from Tenancy Practice Services, with Rosemary taking out third prize. “For us as an independent company competing against some big New Zealand agencies it was very humbling to be acknowledged in the Top 10,” Rosemary says. “Tenancy Practice Services is a great organisation providing really valuable connection, support, and training for property managers. Even when you have been in the industry, or any industry, for years, having resources and adequate training is so important to keep ahead of the challenges in this very quickly evolving industry.” Rosemary says the requirements of a premier property management service have increased alongside landlords’ compliance and other legal obligations. “Our industry has gone through some huge changes in the past few years and landlords need to be aware they are running a business,” she says. “You’ve got your lawyer, your accountant, and your property manager is also part of your business team and an investment in itself. We are there every day from the initial rental appraisal through securing a high quality tenant, completing inspections, repairs, and maintenance, and customising our level of communication with each of our clients. We have our eyes only on the care of our clients’ properties and their yields.” Rosemary has recognised the multiple and varied skillsets that go into property management and has organised her team to allow them to play to their strengths. Rentlink runs two different roles: inspection manager, who is details and compliance focused and makes sure jobs are followed through to the highest standards, and property manager, who is people focused and works closely with clients and tenants, guiding them and nurturing those relationships and becoming a trusted resource for both. “It’s a modern approach to property management,” Rosemary says. “A lot of people getting into traditional property management will do it for two years and then burn out. There are so many layers to what we’re doing in this industry and you can’t put it all on one person. Our team gets to do what they enjoy doing and live that work life balance.” Rentlink also has technology on its side when it comes to gaining efficiencies and keeping the edge on the competition. Using New Zealand property maintenance platform Tapi, Rentlink takes a proactive approach to simplifying the maintenance process and saving valuable time and money.
