DEVELOPMENT Developing a trusted partner relationship like that is the difference between a project delivering a building that meets the tenants’ requirements and is on budget and on time.” While Southpark Corporation develops a preliminary building design in conjunction with their design consultants, spending time around the table with the tenant to truly understand their business, how the business operates and the critical building requirements are also key to project success, and ultimately the tenant relationship, says Julie. “It’s knowing where you place the roller doors so that they work for the tenant’s operational flow, knowing how they will navigate the site, what the connection between the office and the warehouse is, the connection between warehouse and visitors and how you keep visitor traffic separate from delivery traffic. They are all important points that you have to get right, and which inform the basis of our design. We’re all about very long-term relationships with our tenants and creating something that operationally supports their business and is fit for purpose, but can be adapted for other businesses down the track. Our tenants are part of our family, and they are important to us — we grow together.” Tile Space’s warehouse includes a 1500sqm covered breezeway for trucks delivering stock, or taking stock for distribution. There is also a 600sqm office, split over two levels. A post tension floor has been built to the highest specifications, given the heavy weight of the tile products, and Julie says the opportunity was taken to raise the height of the building to 16.75m at the apex, enabling additional racking capability. Windows between the office and warehouse provide visibility for staff working in the office for when customers call to uplift tiles that have been put aside for them, and connects the office to the warehouse. The lower level of the office area includes reception and despatch office, a tile library showcasing all the different tiles available, and lunch room facilities. Meeting rooms and offices are all housed on the upper level. “We worked with Tile Space to integrate the design work for their office fit out into the overall design and incorporated this into our base build works, so that it was ready to go when they moved in. Being a tile supplier, tiles have been extensively used on the flooring and kitchen splash backs, so that they can showcase their products in use in the building. We also gave Tile Space early access to the warehouse to enable them to get all their racking in, as they consolidated their warehousing in Auckland.” Construction commenced early last year, following some pre-load ground work before Christmas 2022. The project is now in the closing stages, with just planting and final exterior details to be finished off. “Given that we had terrible storms and flooding at the beginning of last year, without many dry days for the first few months, the project went very well,” says Julie. “Elio Construction kept the project running through those extremely difficult weather events. They found ways of working with us to mitigate delays and keep the project on track. “That partnering relationship enabled us to deliver this building within the expected timeframe. The warehouse has now been handed over to the tenant who is in the process of moving in and setting up office furniture ready for occupation.” Southpark Corporation’s roots go back over 35 years ago when its founder John Sax bought tracts of land in Penrose and other parts of the country with the vision of developing at some point in the future, which he did over the following years. It now has developments in Whangarei, Christchurch and housing and industrial land in Mangare, with further development land in Onehunga, Penrose, Mount Wellington. “We have a large tract of land in Marsden Point which we are now just starting to develop for residential, commercial, and industrial users. There are housing estates such as Kinloch Golf Course, Market Cove, Newmarket and Orewa including apartments, townhouses and standalone housing. Julie acknowledges that the success of Southpark has been about John Sax’s extraordinary vision for development opportunities, and focus on building strong relationships.
