DEVELOPMENT Developed by ICONIQ Group and built by ICONIQ Construction, eighteen architecturally designed social housing units of mixed typology are currently under construction on Papakura’s Clevedon Road. A turnkey project, the development will be handed over to Kainga Ora when completed. “The site is on a main road, within walking distance to the train station, and on a main bus route, and so the site made a lot of sense from a social housing perspective,” says Todd Scrafton, ICONIQ Group’s Managing Director. “ICONIQ Group bought the two sections, totalling about 2000sqm, and the development consists of three blocks of units, and a mix of terrace homes and walk-up apartments.” Pacific Environments NZ is ICONIQ Group’s primary design partner, and completed all the T T to page 68 “The beauty of being a development partner with Kainga Ora is that we control the look and feel of the building’s exterior, and we pride ourselves in making these developments standout.” design work for the project. “Kainga Ora has a very strict design guideline that we adhere to, particularly for the interior design work, and there are multiple design reviews along the way. But largely we operate autonomously, particularly with the exterior architectural design. “The beauty of being a development partner with Kainga Ora is that we control the look and feel of the building’s exterior, and we pride ourselves in making these developments standout. In our view the Clevedon Road development doesn’t resemble the traditional design for social housing. “The design we have used is highly architectural, with different roof lines and the use of IQClad aluminium cladding on Block C, as well as Block A. That cladding also comes with a lifetime guarantee.” Block A includes four three-storey, three-bedroom terraced houses, and Todd makes the point that ICONIQ Group has the honour of being the first private developer to deliver three storey townhouses for Kainga Ora. The total area of each townhouse in Block A is about 156sqm. While the ground floor consists of an open plan kitchen, dining, and living room, the second floor includes a study, bathroom and bedroom. The upper level includes two bedrooms and one bathroom. Block B, includes three two-storey 98sqm two-bedroom townhouses with kitchen, dining, living and laundry on the ground floor, and two-bedrooms and bathroom on the upper level. Block C is a three-level building that encompasses eleven two-bedroom apartments with the four ground floor apartments being fully wheelchair accessible. Each apartment is about 90sqm. While every apartment in the second and third levels have a main balcony, and a smaller one — the ground floor apartments have their own patio area. All terrace houses have private ground floor patios.
