Each step of this bespoke design and build service is managed by Jim who keeps the whole project on track. In the initial consultation, Jim will discover what his client wants to achieve, collect all of their ideas, and prioritise them to suit the property and the budget. In the concept stage, Jim has an architectural concept drawn up, allowing him to assess its feasibility and the client to make any changes. Then working drawings are developed, making sure any further changes are made at this time. Jim takes a caravan of trusted subcontractors and suppliers through the home to get an understanding of the project and provide a fixed-price quote. “I’m very confident when I get my quote that I’ve got the numbers right,” Jim says. “We create a schedule and it’s all visible to the client through the Buildertrend programme we use, where they can see their project progressing every day.” Jim and his team at Refresh Renovations Auckland Central are dealing with a wide variety of homes from the 1800s to the modern, contemporary home. Jim says the renovation builder is a clever builder, because they have to know how things worked in the 1800s, how they work in the 2000s, and even how they didn’t do so well through the 1980s to 2000s with asbestos and the leaky building crisis. “They have to understand all the building practices from the past century,” he says. “They have to understand how to make things work. It’s not like building a new home with a set of very clear plans connecting A to B. With renovations, the cleverness comes in from the moment you dig your first hole. There is a lot to work out and if you don’t know what you’re doing, you can really mess it up.” Once construction is complete, the fifth stage of the Refresh Renovation process is the completion of all Council and Code Compliance Certificate documentation, then it’s time to enjoy your new dream home. “Our clients really do love this process and what we do for them,” Jim says. “They understand the value we bring to their project and the stress we take away by managing it.” Jim urges anyone considering renovating to do a lot of research into the builder doing the job. “This builder is going to be making a lot of decisions on behalf of their client throughout the build, and the client has to live with those decisions.
