For some, having to move from their neighbourhood in order to have a better house is not their preferred option, but reimagining their existing home can give them the best of both worlds, renovation specialist Roger Ramsey says. “There’s only two limiting factors – your imagination and your budget. Anything in between, we can take care of.” Roger is the co-owner, with his wife Justine, of long-standing Te Awamutu business Roger Ramsey Building. The business specialises in residential renovations, both large- and smallscale, new kitchens and bathrooms, additions, decks, and new homes, which are usually built for longstanding clients. Roger Ramsey Building thrives on transforming poorly insulated, hard to heat houses with less than ideal layouts into beautiful warm, energy-efficient and functional homes that are a joy to live in. Expert advice and due diligence is needed before undertaking a renovation, and this may include advising against it if he believes it is not feasible, Roger says. “We will also talk about whether what they propose to do is going to add value to their property. We talk about what their long-term and short-term goals are. What you quite often find is you’ve got people that have lived in the street, they like the neighbours, they like the area, they like the local school, but they don’t like the house anymore.” Specialising in high-quality renovations has been a sound strategy for the company, and despite being located in a small regional town, the last financial year was one of its best years. “There’s not the competition that there is in the new-home market, which is very competitive. To undertake renovation work requires a different skill-set to a ‘new-build’ carpenter.” Unusually, when it comes to renovations Roger Ramsey Building is able to offer a fixed price contract due to Roger’s considerable experience, and has a track record of always being on budget, he says. Roger Ramsey Building’s website showcases some stunning renovations. One retiring couple wanted to move to a house they owned in Hamilton. They did not like the house as it was, but it was in a very good location and a neighbourhood they liked, so they engaged Roger Ramsey Building to undertake a major renovation. The result is difficult to differentiate from an entirely new build. Built in the 1990s, the original Monotekclad gable roof house was an L-shape with an attached garage, and following an extended initial design process, the decision was made to add an extension, which resulted in an H-shaped footprint. “We brought the new master bedroom and ensuite out in front of the garage and extended the lounge out as well,” Roger says. “We went through and gutted the whole house; the only thing that was left was the framing and the trusses. All the exterior cladding, all the insulation, the Gib board, the interior doors, the windows, the roofing iron was completely replaced and the internal framing was altered to suit the internal layout.” The original footprint of 169sqm had 44sqm added for a total of 213sqm, excluding the garage. The interior design comprises a kitchen and scullery with abundant shelving and drawer storage, two bedrooms, an office and a master bedroom with ensuite, plus a separate bathroom. “Essentially, for anybody that didn’t know, it’s a new house on that section,” says Roger. “We really like the result, it was a good project and we enjoyed working with the clients.
