PLUMBING GASFITTING DRAINAGE Waikato-based residential property development company Korris is making significant strides in the Rotorua housing market with its latest project Diamond Heights, which aims to address the region’s housing shortage by delivering healthy and affordable medium-density residential solutions, tailored for first-home buyers and the rental market. Founded in 2017, Korris has primarily focused on large-scale residential projects in the Waikato. However, with increasing demand for housing in Rotorua, and the availability of suitable land, the company saw an opportunity to expand. “We tend to buy large blocks rather than develop just one or two houses,” says Korris spokesperson Vinal Mistry. “Rotorua isn’t too far from Hamilton, and with the housing shortage there, we saw the potential for medium-density development.” Diamond Heights, at 17 Diamond Street, is set to redefine medium-density living in Rotorua by offering a mix of standalone homes on smaller sections, catering to first-home buyers. “When we acquired the land, it was consented for traditional-sized sections, but we saw an opportunity to create more affordable housing by increasing density while still maintaining quality living spaces,” Vinal says. The first phase includes three-bedroom houses, followed by a variety of two- to six-bedroom homes designed to meet both homeowner and rental market needs. “After completing our first two houses, we were flooded with rental inquiries, proving the demand for more housing in Rotorua is urgent.” Working with the Rotorua Lakes Council, Korris has found support for its medium-density vision. “Initially, the land was consented for 90 lots, but the council encouraged us to increase density to help meet their housing goals for 2030,” Vinal says. “Our relationship is still growing, but they appreciate our vision and recognise the value we bring.” One of this development’s distinguishing features is its use of steel framing, a construction method that has been integral to its projects from the beginning. “Steel framing offers a fast and efficient solution,” Vinal says. “It is pre-engineered, which not only speeds up the building process, but also ensures structural integrity. Unlike timber, which faced delays of up to eight weeks during Covid, steel framing allows us to erect structures quickly, with frames arriving on site before the concrete foundations are poured.” Korris prides itself on its vertical integration, with much of the development process handled in-house. “We are a family business,” Vinal says. “I’ve been working here for eight years, my brother has recently joined, and we manage multiple aspects of our projects ourselves to maintain quality and efficiency.” By training workers internally, and ensuring employees have multi-disciplinary skills, Korris keeps operations running smoothly regardless of seasonal challenges. “We like to stay practical and in control, which allows us to maintain steady employment for our team.” The Diamond Heights development is projected to take five years to complete, during which Korris aims to expand its business further.
