Te Rūnanga o Ngāti Rēhia Trust is establishing a growing housing portfolio, focused on delivering long-term, sustainable housing solutions for their hapū and community. Te Tui Ora, an affordable housing development that’s underway in Hall Road, Kerikeri, is just one part of the wider aspiration. “Our first stage 1 kāinga is comprised of affordable rentals, with 12 homes due to be delivered in 12 months’ time,” says executive trustee Whati Rameka. “Civil works have now started ahead of the vertical build.” The impactful project, supported by the Ministry of Housing and Urban Development (HUD), is a joint-venture partnership between Ngāti Rēhia and Gemscott Developments. The hapū and developer are working together to build quality, accessible housing, strongly connected to community and place. Gemscott brings invaluable expertise to the project, having delivered hundreds of homes across Tāmaki Makaurau and Te Tai Tokerau. Funding for these first 12 homes was approved under the Whai Kāinga Whai Oranga programme, which ended last May to make way for the Government’s new flexible funding approach to investment. Community consultation and feedback is shaping final design choices for the 12 new affordable rentals, which will be a mix of three- and four-bedroom homes. “Affordable housing is desperately needed in Kerikeri,” Whati says. ‘We’ve got a long waiting list and we’re currently seeing homelessness. It’s expensive to live here. These homes will be set up so the rent is at 80% of the market rate, which will make it much more affordable. “Hall Road builds on the work we’ve already progressed across other developments, and is an important step towards growing a sustainable, hapū-led housing portfolio in Kerikeri. This is our first such development of this size, and we have other projects that we’re also hoping to get through as well. There’s a lot going on in this area.” Te Tui Ora will ultimately deliver 58 homes, with participation also from other housing providers. Along with affordable rentals, future development stages will likely include social housing and options for direct home ownership.
