Instead, they will be retained and leased long-term, reflecting JKGL’s strategy of creating an enduring industrial cluster rather than a fragmented estate. “We take a long-term investment view,” says James. “By retaining ownership, we can ensure consistency across the site and build lasting relationships with tenants.” The design of the precinct also places a strong emphasis on people, not just performance. Landscaped green spaces, walking pathways and generous setbacks are being incorporated throughout the site, creating a more attractive and functional environment for workers. Stormwater management has been carefully integrated into the landscaping, with planting designed to support filtration and detention, contributing to environmental resilience while enhancing visual appeal. “There is a real focus on creating a place where people want to work,” explains James. “Industrial does not have to mean grey and uninviting. Originally outside the rural-urban boundary, the land was rezoned, unlocking its potential for industrial use. Construction is being delivered by a team of leading contractors and consultants, including Macrennie Construction as the main contractor, alongside specialists in engineering, planning, architecture and earthworks. As work continues across multiple stages, the development is already being recognised as a defining project for South Auckland’s future, says James.
