Its newly completed 224 Neilson Street facility in Onehunga and the under construction Mt Richmond Drive development in Mount Wellington, are both designed to meet rising demand from logistics, freight and advanced warehousing occupiers. At 224 Neilson Street, with Haydn & Rollett as head contractor, Argosy has delivered a 6 Green Star rated industrial complex comprising two high-quality buildings completed in early 2025 and October 2025 respectively. The larger facility, approximately 15,000sqm, is now fully available for lease. The smaller 6000sqm building is already occupied by Bascik Transport. The site is being positioned as a premium leasing opportunity for 3PL providers, freight forwarders and large-scale logistics operators seeking proximity to key transport routes. “Argosy is targeting long-term sustainable outcomes across its industrial portfolio, with Neilson Street representing a benchmark in design and efficiency and the largest sustainable industrial build we have delivered to date,” says Simon Brake, Argosy’s development manager. The 15,000sqm warehouse available for lease is a high clear-span warehouse with knee heights of up to 13 metres, full drivearound circulation, three entry and exit points and floor plates engineered for high load capacity and efficient racking systems. The site sits just nine kilometres from Auckland’s central business district and benefits from close proximity to State Highway 20 and State Highway 1, with the proposed East-West Link expected to further enhance connectivity. Sustainability features are central to the overall development, which includes around 1,315 solar panels capable of generating more than 660kW, low-carbon concrete, advanced LED lighting systems consuming less than 2.5 watts per square metre and high-performance ventilation systems delivering twice the Building Code requirement for fresh air. Rainwater harvesting systems can provide up to 980,000 litres annually and the buildings are designed to accommodate heavy electric vehicle charging. Further south, the Mt Richmond Drive development being built by Macrennie Construction represents another significant leasing pipeline. The 10.5-hectare site is being developed in stages, with infrastructure works already completed following the securing of an initial tenant on part of the land. Two additional yard areas have been created and are now leased, with construction-ready platforms available for warehouses of 3,200 and 4,300 square metres. Stage One of the development is already pre-let to a global pharmaceutical distributor, with first occupancy expected in June. The broader masterplan allows for up to 31,000sqm across two buildings in Stage Two, subject to further pre-commitment. Demolition of existing structures is targeted for November 2027 once leasing is secured. Simon says the site has required complex engineering due to its irregular shape and mixed topography. “It is not a straightforward site so significant earthworks and reconfiguration were required to maximise efficiency,” he says. “The buildings are designed to maximise cubic capacity as much as square metreage, which is increasingly important for occupiers.” “Green Star certification has been achieved across both buildings, reflecting world-leading environmental performance and futurefocused design,” says Marilyn Storey, Argosy’s head of development. “Both developments also incorporate resilience planning including flood mitigation, elevated floor levels and climate modelling for increased temperature scenarios.
