T T Kelly Deeks Asset Improvements is building momentum across Auckland’s property maintenance sector, with growing demand from government agencies and commercial clients driving the next stage of its expansion. Founded in 2018 by Shannon and Richard Kelly, Asset Improvements has evolved from a small operation focused on rental property repairs and maintenance into a multi-service provider working across retirement villages, schools, and Ministry of Health projects. “It’s kind of taken on a life of its own,” Shannon says. A key turning point came after completing SiteWise certification for its retirement village work, which opened the door to working alongside Accessable, and delivering projects for the Ministry of Health and ACC clients. Today, Asset Improvements regularly installs accessibility solutions, such as grab rails, ramps, walk-in showers, and low-rise lifts, helping ill or injured people to remain safely in their homes. “These jobs are about more than just construction,” Shannon says. “We are helping people regain independence. At the end of a project, our clients can live a little better and are often very appreciative.” Reputation has played a major role in securing ongoing work, particularly through occupational therapists, who assign contractors for Ministry of Health projects. “A lot of our work comes down to being responsive and reliable. Jordan in our office is great at responding and manages communication really well. “Richard is strong on- site with clients, and that combination has helped build trust.” Richard’s background in property maintenance, including previous work on government buildings, has also been a key asset. Shannon says his strength lies in problem solving, particularly when dealing with complex issues such as leak remediation or non-standard building challenges. That capability was recently put to the test during a school project, where the team converted a commercial kitchen into classrooms on a tight budget and within a tight holiday time frame. A major obstacle involved removing a 600kg range hood that had been deemed too difficult to remove by the purchaser of the large kitchen equipment. “We had to come up with a solution on the spot to safely bring it down. It was a real challenge, but that is the type of work Richard thrives on,” says Shannon. The complex project has since been entered into the Registered Master Builders Commercial Project Awards. Every successful Asset Improvements project also pays testament to the company’s dedicated team of full-time builders, all are police-vetted and SiteSafe accredited, and take genuine pride in their work, and to the key sub-trades, who have been working with Asset Improvements for years, who are highly reliable and consistently deliver excellent work. “We’re incredibly grateful to everyone we work with,” Shannon says. “As well as doing great work, they are also courteous and respectful when working with our sometimes vulnerable clients, and that’s really important to us.” Behind the scenes, Shannon has focused on building systems to support the company’s growth. Drawing on her background in process management, she has developed a custom app that tracks jobs and streamlines communication across the team. “We have built our systems to make things as efficient as possible for our staff and our clients. That has been a big part of how we have been able to scale.” Shannon says the goal is to continue growing as required while maintaining the company’s core focus on service and quality. “We want to keep doing the work in front of us, keep helping people, and keep improving assets for our clients.”
