Distinct Architecture is building a strong presence across the Waikato and beyond, with a growing portfolio of residential, commercial, and industrial projects underpinned by technical expertise and a focus on client relationships. Founded in 2022 by Jeremy Cauilan, the Cambridge-based business emerged following the Covid period, when the closure of a previous firm prompted Jeremy to establish his own practice. Originally from the Philippines, Jeremy arrived in New Zealand in 2015 with a background in mechanical and civil engineering, before transitioning into architecture locally. “We bring a mix of international technical experience and New Zealand standards into every project,” Jeremy says. “That has become a real strength for us, particularly when working across different building types and client requirements.” Based in Cambridge, the business reflects a strong connection to the local community, with Jeremy and his family choosing to make the town home soon after arriving in New Zealand. “We love Cambridge. It is a great place to live and work, and the people have been very welcoming,” he says. “It really feels like home for us.” While the business initially aimed to assist members of the Filipino community in navigating the building process, demand has broadened. Distinct Architecture now works with a wide range of clients across the Waikato, Auckland, and the South Island. The workload includes residential homes, multi-unit residential developments, and commercial and industrial builds, reflecting the diversity of the firm’s capability and steady growth since its establishment. Jeremy says early career opportunities with his previous employer helped build a foundation of trust that continues to support Distinct Architecture today. “I was given responsibility early on, working directly with clients on industrial and commercial projects,” he says. “Many of those clients have continued to work with us and recommend us to others, which has been key to our growth.” One example is the Maui Street warehouse project, delivered with Doug the Builder, building on an established working relationship. “For this warehouse, we developed the design and supported the process through to consent,” Jeremy says. Delivering designs that work The collaboration highlights the company’s structured approach, from initial discussions through to documentation and construction support. “We start by understanding the client’s vision, then move through concept and developed design before preparing plans for consent. During construction, we stay involved to ensure everything aligns with the approved plans and expectations.” Navigating regulatory requirements remains a complex aspect of the process. “Every site and project has different requirements, so experience is important,” Jeremy says. “We guide clients through that process and make it as smooth as possible.” Strong communication is central to successful outcomes, he says. “Being transparent and maintaining good communication is key. That helps build trust and keeps projects on track.” With work now underway in Christchurch and Queenstown, alongside a variety of residential, multi-unit, commercial, and industrial projects in the North Island, Distinct Architecture is continuing to expand its reach while maintaining its core focus. “Our role is to guide clients through the process and deliver designs that work,” Jeremy says. “It is about building strong relationships and creating spaces where people can thrive.”
