A new childcare facility in a rapidly expanding part of greater Auckland is well underway. Designed by leading early childhood education architecture practice Lifestyle Architects, the purpose-built facility will soon be home to over 100 children of mixed age, to be operated by ‘Go Bananas’ childcare. The facility has been leased out by Munish Verma, childcare sales specialist at ABC Business Sales after successfully concluding a win-win outcome for the landlord abd an experienced ECE operator to provide high quality service to the local community. Developer, Tans Limited, said the stylish single level building will take approximately 11 to 12 months to complete and when Business North contacted Tans Limited work on the concrete slab was about to be started and civil works were underway. “We chose Dayle Beuth from Lifestyle Architectural Services to design the centre, given his practice’s successful history and engagement with the sector. They have a very good understanding of the principles of design that sit behind a successful early childhood setting,” Tans Limited explains. The Swanson area is undergoing rapid development and Tans Limited says demand for childcare spaces is high. From a developers point of view it makes sense to build a new facility given the certainty of enrolments. Not far from the centre is a large-scale Fletcher Living precinct and Tans Limited says given this, associated amenities to support a growing suburb will be developed in time. “I would imagine that the Swanson commercial village is probably going to get upgraded because of everything that is happening around it.” The childcare being constructed at 41 Candia Road is in a great spot, with views out in both directions. Some widening of the road adjacent to the centre has had to be undertaken to ensure safety for children and parents. Funding that component of the build adds significant costs to the project’s overall budget. At 630sqm, the building is over-code in terms of indoor space for the number of children it will eventually accommodate. It’s important, before committing substantial funds that we have done our homework and the project stacks up financially.” Financial planning and budgeting for the large-scale project has been provided by the ECE specialist accountant Mark Salmon at RUBIIX Accountants. While acknowledging that each project must create a profit for future investment Tans Limited says just as much with childcare centres there’s a real opportunity to create a space that works for all stakeholders. “Often choosing a childcare centre is very much a feel thing for parents. The building needs to feel right. It’s a combination of the building, the spaces inside and out and of course the staff and the offering from the Operator. We want kids to have the best place to learn and play in.” Asked about the principles that sit behind great early childhood education building design Dayle Beuth, principal of Lifestyle Architectural Services at Westgate Auckland, says elements such as acoustic integrity are very important. “Spaces are broken down into smaller cohorts so that children in them don’t feel overwhelmed. We ensure there are high quality acoustic systems used. We engage Autex Acoustics with our early childhood projects.” Some of the spaces at the new centre are connected with sliding barn doors, allowing for larger and smaller group activity. Colour is another way a sense of individual space is created and Dayle says it is important that children are able to see outside with a large proportion of natural light. Furniture is another important element and companies such as Learning Spaces Global has a large range age-appropriate options for childcare centres to select from.
