And according to Glasshouse business development manager Anél Mostert, it is a strategy that has paid dividends resulting in significant growth. “Care is our founding principle because at the end of the day property management is not just about property – it is about people. Glasshouse started in 2012 when founder Jeremy Baker discovered how appallingly his grandmother’s rental properties were managed and stepped in to help her. The properties, entrusted to a large Hamilton based agency, were in poor condition, attracted low rent and disrespectful tenants. Compounding this, there were on-going issues with vacancy resulting in poor cash flow, low returns, and stress. By focusing on much-needed repairs and maintenance, Jeremy was able to increase returns, lower vacancy and attract careful, appreciative tenants. This theory that great homes attract great tenants, and in turn better investment outcomes, was the basis on which Glasshouse was established. Glasshouse now boasts a team of around 15 working in Hamilton, Te Awamutu, Cambridge and Morrinsville and Anél says it has bucked the trend in terms of long-term staff. “Burnout is very common in the property management industry, which is why our care also extends to our team so they are fully supported at all times. “Portfolio size is limited to ensure tenants and landlords receive the correct level of care, and our staff are not overworked and have adequate time off throughout the year.
