BUILDING Having a good land supply, evolving its processes to move with the times, and having the right people in the group have all been keys to success for Generation Homes – Bay of Plenty, says Lyndon Marshall, who became a Joint Venture (JV) Partner of the Bay of Plenty business in 2013. Lyndon originally joined Generation Homes in 2008 as the JV Partner for their Rotorua and Taupo business. When Generation Homes founders David Mansel and Graham Hockly offered him the opportunity to buy into the Tauranga partnership, Lyndon took on the challenge of running a bigger construction business. Since taking over as Regional Director of the Tauranga based business, Lyndon and his team have broadened the company’s original geographic area from Tauranga to now include the wider Bay of Plenty region, operating from Waihi beach, along the coast through to Opotiki. “We now operate as Generation Homes Bay of Plenty, and have grown our sales to about 110 homes a year on average,” says Lyndon. “Our best sales year was 175 homes. “Over the 25 years that Generation Homes has been operating, it has established an enviable reputation for being a trusted brand, offering a genuine fixed price, good time frames and the construction of good quality homes. Having the right people in the group — be that our own staff or our contractor teams — helps us do what we need to do. We simply could not do it without them and that has to be part of the success story.” Lyndon makes the point that success has also been about moving with the times, and adapting to the commercial realities of the day. “In the past our projects have been predominantly standalone homes for families, first home buyers, retirees, empty nesters. But, over the last eighteen months we have begun to move into more business-to-business projects, for investor, developers and iwi, where they own the land and we are engaged to build medium-density residential blocks of townhouses and duplex apartments.” Generation Homes operates in as many subdivisions in the Bay of Plenty as it can, including Golden Sands in Papamoa, Te Puke, Tauranga, Omokoroa, Katikati, Waihi Beach, Opotiki, Whakatane, and Ohope. “In the Golden Sands subdivision, we have a number of sections to sell, and we’re currently building townhouses, single and two-storey duplex buildings, along with free standing homes. So, there’s a very broad range of building styles and typography.” “The popularity of Papamoa has led to smaller building sites, but also opportunities for us to work with local Iwi. Manawa, in Papamoa, is where we are going to be building twenty two-level townhouses in partnership with Ngā Pōtiki.” Further along the coast, communities like Omokoroa offer larger sections ideal for bigger homes. These are sold more to families or those retiring off orchards and farms. “It’s at the higher end of the price spectrum,” says Lyndon. “We have completed about forty builds there in the last couple of years, and we are currently building homes that on average are 250m2 homes designed to capture the beautiful views across the harbour.” Over next few years Generation Homes will be building 96 units in a new retirement village in Waihi Beach. Work has already commenced and these will be a mix of free-standing single level homes and duplexes moving onto two level homes. Lyndon says there would be a plan in Generation Homes’ range that appeals to most people, and with a few customisations it can easily match the customers’ needs and lifestyle. “The client can also bring their own plans in for us to consider. We offer a fixed price contract and fixed build timeframes, so we ensure each build project suits our process. We also provide our clients with a detailed build programmes so they know what is happening with their own build at any given time.” Like every builder, Generation Homes has faced supply chain issues during Covid, but Lyndon says times frames are now returning to pre-covid benchmarks, and customers can generally expect to take possession within our standard build time of 18 weeks.
