DEVELOPMENT Construction is well underway on Fletcher Building’s first retirement development, Vivid Living at Red Beach on Auckland’s North Shore. Five homes have been completed and are for sale and open to the public with more coming in the new year. Head of Vivid Living Gemma Gloyne says that feedback from the market to the new offering has been extremely positive as Vivid Living aims to give Kiwis more choice in how they live after retirement. She says that Fletcher identified a gap in the market for people who wanted to downsize but didn’t necessarily need or want all the bells and whistles of a traditional retirement village. Vivid Living helps plug this gap by integrating the villas into the surrounding Fletcher Living neighbourhood where everything is on the doorstep and secondly delivering a fairer financial structure. “Part of the way we master planned the Red Beach development was around considering what amenities we can deliver into the community and what amenities already existed that the community could benefit from. “So rather than amenities, like pools or bowling greens, being built inside the village it’s about locating a village near to some of these amenities that already exist. This helps residents integrate into the surrounding community and also means fees can be kept lower than the norm,” she says. Residents moving into a Vivid Living community will enter an Occupational Rights Agreement (ORA) with a 15% Deferred Management Fee (DMF). In addition, when the time comes to move on, residents will have the opportunity to share in the financial rewards, receiving 50% of the capital gains, less the costs incurred to sell the home. Gemma says that Vivid Living’s financial operating model embraces recommendations from the CFFC White Paper released last year giving people certainty around their finances. This includes the buyback of the villa within four months, no weekly fees after exit, and ORA exit provisions, where Vivid Living will pay back 10% of the Residence Advance within five days of an ORA ending. Another key selling point is that the villas are built to a 7 Homestar Standard and designed to Lifemark principles. Gemma says that 7 Homestar is an independent rating that recognises that a home is built to a standard higher than the current standards set by the New Zealand Building Code and is tailored to meet environmental conditions for Aotearoa. Lifemark design features, such as slip-resistant materials and step-free access, ensure that homes are useable and safe for people of all ages and stages. “It gives residents confidence that their chosen villa will be healthy, warm and energy efficient as well as serving their needs both now and into the future.” Technology and innovation also play a big part in Vivid Living’s offering, says Gemma. To ensure residents feel connected and secure while still living independently, Vivid Living has a partnership with Securely, which will provide a range of security measures and a concierge service for Vivid Living residents. The offering includes all-hours monitoring of alarm, smoke and CO systems and a 24/7 resident response service. This adds to partnerships already in place with Spritely and Private Care NZ. Spritely offers age-friendly touchscreen technology, which allows residents to communicate with others in the village and beyond and even order My Food Bags via the tablet. Residents will be offered annual and monthly health checks from Private Care NZ and the ability to tailor care to their personal circumstances, needs and preferences. One, two and three bedroom villas are being offered. There will also be an onsite community manager and a central hub for residents to use, available for social activities, classes etc. It will be managed with input from both Vivid Living and residents to help create an even more connected and positive lifestyle village experience, says Gemma. “All of this adds up to helping Kiwis live the way they want to. It’s a fresh approach to helping Kiwis retire from work not from life.” The next Vivid Living developments will be built at Fletcher Living’s existing communities in Waiata Shores, South Auckland, Karaka and The Hill, Ellerslie.
