L & S Construction: House of the Year Awards BUILDING Building an architect’s own home is always going to a tough assignment, especially when you add in a narrow inner-city site with construction across six different levels. Glenn Steen of L & S Construction says that makes their success in the Registered Master Builders House of the Year awards for the build all the sweeter. L & S Construction’s work on the build saw them awarded a Regional Gold within the Auckland/Northland/ Coromandel region and selected as one of the Top 100 houses nationally. Glenn Steen is one of the two directors, along with John Leonard, of L & S Construction. Both Glenn and John are qualified carpenters and between them have over 40 years’ experience in the industry. The company was set up in 2010 and covers the Auckland and Northland regions. L & S Construction primarily focuses on new residential builds, but also does extensions and renovations. Glenn says the award-winning house was a new build on a site in cul-de-sac in Ponsonby. The client is an architect who L & S Construction has worked with for many years. The 260 sqm home is made up of two intersecting geometric forms over three levels, and a series of contained outdoor spaces with views out to the Waitakere Ranges. Glenn says the build was complex but thoroughly enjoyable. “Everything in the home is basically custom design,” says Glenn, “right down from the weatherboards through to the flashings. There was pretty much nothing off the shelf. So, it was a lot of day-to-day planning and really nailing that detail and finishing.” He says the high quality of that finishing by his team and all the workers on site was one of features which saw the project score highly with the judges. Glenn says some of the custom features included a wrought iron balustrade designed by the homeowner, large canopy flashing, and V shaped gutters. The house is a block-based construction, with a concrete floor and timber weatherboard cladding. The interior has timber floors, ceilings, stairs, and feature walls, with American white Oak featuring throughout. Glenn says there was extensive use of timber joinery and steel beams in the home, with the homeowner seeking high quality and durable materials. The wine cellar and concrete pool ensure this home will be a pleasure to live in. The house is in a heritage zoned area, so care had to be taken to ensure the new home blends in with its environment. Glenn says the scalloped weatherboards helps achieve that goal. He says that ability for a new architecturally designed home to fit in with its heritage neighbours was commented on by the Master Builders Home of the Year judges. The site itself did add complications, with the home designed to make full use of the narrow section. Glenn says the project had to be carefully planned out, with each element worked on in succession to ensure access was available when needed. Glenn Steen says L & S Construction always strives to deliver the best for its clients, and they were delighted to have that hard work acknowledged in the Master Builders House of the Year Awards. He says as a company they are always conscious of the big commitment and trust people put in them when they are taken on to build someone’s home. “It is a very expensive time to be building, but we want clients to know that we really value their dollar.
