Founder Sam Hodgson, who is a seasoned construction professional, has a passion for creating bespoke homes that meet the unique needs of each client, from families wanting to revamp and renovate, to retired couples pursuing their forever home. Our focus is on high-performance design and building quality housing because that creates a great living environment for our clients.” One of Modal Architecture’s recent projects – Quail Rise Residence in Queenstown – exemplifies this ethos. It looks sensational, but a lot of care has also been taken with features like double-insulated walls and deliberate shading to ensure this will be a highly liveable, modern home. Crafted for comfort and privacy, and integrated with the alpine setting, the design accommodates functionality, tranquility and style. Beautifully located in Lower Shotover, the home makes the most of the surroundings, with large glass panels and sliding doors revealing picture-perfect views of both Coronet Peak and Cardrona. The clients wanted an easy retirement lifestyle from this design, so Modal selected hardy building materials that are both visually stunning and low maintenance. Quail Rise Residence has a four-bedroom, three-bathroom layout with dual lounges, a spacious kitchen and scullery, along with a generously sized garage, laundry facilities and additional storage. The configuration is ideal for both family living and social gatherings, with seamless flow to outdoor areas and decking. Making a statement in the main living areas and the master suite are large, recycled bridge-beam trusses across the exposed timber ceilings, bringing a touch of rustic charm to the alpine aesthetic. An additional living space above the garage includes two queensized bedrooms and a bathroom, perfect for guests or as a private retreat space. “We’re looking forward to this exceptional home being built for our clients, who are a retired couple. Construction is due to get underway in early 2026.” Modal Architecture is currently enjoying a good influx of work, with enquiries having noticeably increased from the middle of 2024. “People seem to be just a bit more comfortable with interest rates now. In terms of the projects coming in, it’s a mix of single-level, two-storey homes and lifestyle homes, all with high-quality finishing.
