| 125 BUILDING Seventh View Residential Versatility and expertise T T Bernadette Cooney Seventh View Residential building company of Beachlands, Auckland has shown its versatility and expertise in its latest successfully completed project, one that required extensive earthworks and landscaping. A family-owned-and-operated building company with decades of experience, Seventh View is led by Archie and Lili Kenny, delivering high-quality new builds and renovations across Beachlands and Auckland city with their experienced, six-member build team. A prime example of Seventh View Residential’s combined construction and earthworks prowess is a recently completed Mellons Bay renovation at Glenoaks Rise. This 20-year-old, three-storey home, located in a gated East Auckland community, faced significant challenges due to a failed waterproofing system in its basement. “It never got code of compliance when first built. The below-ground basement was leaking as the waterproofing had failed,” says Archie. For this complicated project on a sloping site backed by a 2.2m-high retaining wall, Seventh View Residential utilised its own diggers, bobcats and trucks to excavate the site, re-waterproofed the walls and reinstated the landscaping. “This project highlighted how our earthworks team can transform a problematic site,” says Archie. “By owning the equipment and expertise, we efficiently handled everything from digging out, including part of neighbouring land, to reinstating the structure and landscaping.” A 10-month project to bring the home up to compliance, the Mellons Bay work included the completion of an interior renovation of two bathrooms and a lounge. Seventh View Residential has its own in-house earthworks team for such projects, says Archie, adding to the firm’s one-stop-shop offering. Seventh View’s ability to conduct its own earthworks is a critical differentiator. With a fleet of diggers, bobcats, compactors, trucks, and specialised equipment, the team is equipped to tackle excavation, concrete removal, and ground preparation tasks. Another complex build project successfully completed by Archie and his team was an architecturally designed new build on Gollan Road, Mount Wellington. “This was a tricky build, which required the demolition of an existing home and the construction of a new one, in two distinct stages, with the owners moving into the front half while the back end was being built.” The ground was predominantly volcanic rock, so there were some challenging engineering feats needed to secure foundational footings. This new, three-bedroom home with two living rooms and a work-from-home office incorporates a six-metre by 3.5-metre swimming pool. Another complex build project successfully completed was an architecturally designed new build on Gollan Road. Pinnacle Builds & Renovations T T Sue Russell Born and bred in Whakatāne, Ben Marshall of Pinnacle Builds & Renovations spent some years in Mt Maunganui working on large new builds before returning to home base where he took the opportunity to diversify into the renovation/extension space, and has never looked back. “When I left school I stayed here for about two years building, then I moved to the Mount. I’ve been back now seven years. When I returned I had already been building for 10 years, and when I came back I worked for Dad in the car-business for a couple of years. It was great for improving my communication skills. I’ve been out on my own now for two years and have two qualified builders with me,” Ben says. For Ben, a massive 270sqm house renovation was a highlight of 2024 – every wall was changed in the house. “I really enjoy renovations. New builds don’t really interest me these days. I’ve done enough of them and you’re stuck on a site for so long. With the large and small jobs we take on there’s plenty of variety and challenges.” A project underway in February involves placing a substantial beam into one room to open it up, adding bi-fold doors that lead out on to a deck. These are the types of jobs Ben really enjoys. Beyond the challenges there are other benefits that come from working in the renovation space, as Ben explains. “We get so much repeat work because of the nature of projects we take on. We might go to a home initially just to fix some windows, or repair a structure, and then the owners just get us back time and again as other projects occur. It’s a very good way to operate and you build long-term solid relationships with clients.” Kitchen fit-outs, new bathrooms and the like are the bread and butter of the company, and Ben says one of the key services he offers clients is the ability to sit down and help them visualise what a space can become. “People usually have an idea of what they want, but they can’t quite see it easily. I have the experience to know how spaces in a bathroom work. When they see the design they’re usually quite blown away. As an experienced builder I know what works and what doesn’t, and can give them options.” Ben says he has lots of bathroom projects coming up and has always got multiple projects on the go at any one time.
