Site Scope BUILDING Kerikeri home building company, Site Scope, has developed modular building products that general manager Hamish Abercrombie says delivers real benefit to purchasers. “My father Andrew started working on the concept of Modspace® back in the heyday of the building boom. He established Site Scope in 2016, and soon realised there was a definite need for a smarter, quicker and much more cost-efficient, approach to building good-quality buildings,” Hamish says. After three years of this development phase, Site Scope began manufacturing Modspace® Chassis in 2019, adding Modspace® Homes and Modspace® Accessways to the product range. Modspace® Chassis are the structural steel frame systems from which a range of buildings are constructed. “They have very flexible uses, from homes, to offices, to education spaces. The great advantage is that it takes care of all the structural requirements to code. It also gives architects flexibility and certainly creates a speedier construction time frame.” Chassis are sold to other construction companies as well. The chassis can be taken on site in a flat-pack situation or as complete buildings built off-site and transported, depending on the site circumstances. Working in the business with Hamish is his brother Matthew, who is responsible for project management and construction. Currently, Hamish says, the bulk of work is building Modspace® Homes by manufacturing fully completed small homes of up to 60sqm. A strength of these designs is how much attention has been given to creating the best use of space, giving a sense of plenty of room from a relatively small footprint. “We do this by ensuring our kitchens, bathrooms and bedrooms are all full size, and by ensuring there’s a lot of natural light that comes in from large glazing and raked ceilings.” A Modspace® Home can be completed in 12 to 15 working days. This is unheard of, but Hamish says Site Scope delivers, given years of experience and honing building systems in a factory setting. “Our Modspace® Homes range in price, ex-yard from $75,000 to $250,000, and a lot of them have filled needs in the temporary accommodation space. For example, we sent approximately 40 homes to Gisborne following Cyclone Gabrielle in 2023.” An in-house design team means Site Scope is self-sufficient in terms of the complete build process. The company also undertakes the consenting process with council, on behalf of its clients. “If the owner wants us to take care of siteworks we have a network of contractors who deliver these services.” Site Scope has also been pivotal in the development of legislation in the ‘minor dwelling’ space. “Our thinking created the policy content agreed by this Coalition Government, which will enable granny flats to be built without requiring building consent. It’s something we’re very pleased to have done.” Underpinning the company’s development and success, Hamish says there’s always been a strong adherence to good financial principles. “Our foundation is quality and resilience.
