138 | New chapter for library The comprehensive redevelopment will see the replacement of the ageing 1960s’ structure with a modern, purpose-built facility designed to meet the needs of the community Auckland Council & Cassidy Construction: Orewa Library T T Karen Phelps COMMUNITY A major transformation is taking shape at Orewa Library as construction crews make steady progress on an ambitious $5.5 million upgrade project that promises to revolutionise the community hub. The comprehensive redevelopment, led by Cassidy Construction, will see the replacement of the ageing 1960s’ structure with a modern, purpose-built facility designed to meet the needs of the community. With visitor numbers exceeding 235,000 annually, the upgrade was crucial. “This investment represents our commitment to providing first-class library services that meet the evolving needs of our community,” says Sandra May, manager area operations Auckland Council. “The new design incorporates extensive feedback from local residents and stakeholders, ensuring the space will serve multiple generations.” Working within the existing footprint, the project involves a careful balance of deconstruction and reconstruction. The new building will feature precast concrete walls and an innovative monopitch insulated panel roof addressing long-standing maintenance issues, with the replacement of the problematic curved roof a key priority. “While the foundation work has taken slightly longer than anticipated due to the high water table and sandy ground conditions, we’re pleased that this has only added approximately one week to the overall timeline,” says Sandra, citing some key challenges the project has experienced to date. One of the most striking features of the DLM Architects’ design is the dedicated children’s area, complete with playful wall cutouts that create an engaging environment for young readers. A specially designed teen zone will provide a contemporary space for older youth. On its website Cassidy Construction states that ‘its carpentry teams are looking forward to the technical challenge of piecing together the detailed timber interior panelling on the walls and ceiling’. Sandra says the addition of a mezzanine level accessible via two stairwells and a lift that meets modern accessibility standards will significantly expand the library’s usable space. It has been designed with adaptability in mind, allowing for various configurations to accommodate different community needs. This upper floor will house meeting rooms, kitchenette facilities, and accessible toilets, enhancing the building’s functionality as a community hub. The upgraded facility will feature several innovative elements, including lower shelving units for improved visibility, flexible study spaces, and a more intuitive layout. Sandra says environmental considerations have played a crucial role in the development, with full solar panelling and careful measures being taken to protect a mature põhutukawa tree on site. The adjacent administration area will be retained, along with a small courtyard, preserving elements of the library’s existing character. Throughout the construction period, library services continue to operate from a temporary location at the Orewa Community Centre. “Library staff have done an exceptional job maintaining services during this transition period. The temporary facility ensures the community can still access essential library resources,” says Sandra. As construction progresses, Sandra says the community’s anticipation is increasing. “This project represents more than just a building upgrade; it symbolises Auckland Council’s commitment to fostering literacy learning, and community connection in Orewa.
