Aedifice: Kohe DEVELOPMENT Aedifice’s latest project, Kohe, is poised to deliver 650 much-needed homes across a 27-hectare subdivision designed to create a holistic living experience. “Kohe goes beyond houses and streets; it embodies the essence of a vibrant neighbourhood, carefully curated to enrich residents’ lives and foster a genuine sense of community,” says Kieran Doe, managing director for Aedifice. The development offers an impressive array of amenities designed to create a self-contained community. Residents will enjoy a proposed 3000sqm commercial precinct featuring cafes, bars, and a grocery store, alongside dedicated green spaces, including a pump track, dog park and fitness stations. An on-site childcare centre with capacity for 180 children further enhances the family-friendly environment. The development, named after the local Māori meaning, referencing the kohekohe tree, has been brought to life through a collaboration with Smith Architects, led by Phil Smith. With over 30 years of architectural excellence and multiple international awards, Phil brings a distinguished reputation for sustainable and innovative design to the project. Transport accessibility is a key feature, with the development located just a two-minute drive or 10-minute walk from the newly upgraded Pukekohe train station. Kieran says the $419 million electrification project, due to open early 2025, will provide direct train services to Britomart, significantly improving connectivity for residents. Lot sizes range from 136 to 300sqm, each fully serviced with essential amenities like power and fibre. The development is strategically located in Pukekohe, the third-most populous urban centre in the Auckland region, which Kieran says has demonstrated a robust 6.73% average annual growth in house prices over the past two decades. Sustainability is at the core of the project. Aedifice, a member of the New Zealand Green Building Council, has covenanted 0.9 hectares of native forest, protecting ancient trees including totara, kahikatea, and kohekohe, some up to 700 years old. “We are committed to supporting rich native ecosystems and providing a sanctuary for flora and fauna,” explains Kieran. Contractors are implementing innovative waste-reduction strategies, such as crushing and reusing concrete and bricks from on-site, recycling building materials, and minimising fuel consumption through strategic logistics. Phil Smith’s architectural vision brings additional sustainability credentials. His previous work, including the award-winning Te Mirumiru Early Childhood Centre, which received the World Green Building Council’s Leadership in Sustainable Design Award, underscores the commitment to environmentally conscious design. With Pukekohe positioned within the Golden Triangle of Hamilton, Auckland, and Tauranga – an area contributing to over half of New Zealand’s GDP growth – the Kohe development also makes for a sound investment choice, says Kieran. The development is part of broader plans for Pukekohe, which is expected to nearly double in size over the next 30 years with projections suggesting over 65,000 people will inhabit Pukekohe, Paerata, and south Drury by 2050.
