We did a whole year of feasibility studies on the building, including how we would programme the project, acoustic testing with different equipment before the project commenced to find ways of avoiding noise, and ensuring we had the costs exact, which was very successful.” Award-winning property and construction consultancy, Rebbeck Dunn Watters (RDW) has just completed project managing the major refurbishment of a multi-storey office building in the heart of Smales Farm, navigating a number of challenges along the way. Owned by the Smale family, Smales Farm is a 10-hectare site in the heart of the North Shore, and home to an established community of global and local businesses. The six-storey office block was originally developed in 2007, and leased by AIA New Zealand since that time, with the ground floor occupied by a dental surgery, a day-care centre and a 24/7 medical facility. T T to page 28 The refurbishment, which included a complete façade replacement, seismic upgrade to bring it up to current building code, and a complete internal refurbishment, was in response to AIA’s desire to reduce its occupancy to three levels upon completion of its lease. The first and second levels have become part of the B:Hive model, a multi-tenant collaborative workspace. The project team included the building’s owner Smales Farm; the building’s original design team, architectural and design practice Jasmax, structural engineers BGT, fire engineers Holmes, and building services engineers Mesh Consulting. Rucon Construction was engaged as the head contractor and became involved early in the design stages, providing access to suppliers, and subcontractors. “One of the challenges we had to navigate was completing a significant amount of work around the tenants on the building’s ground level, with as little disruption to their services as possible,” says RDW director Peter Watters. “A lot of work goes into that front end, to make it a successful project.
