28 | Upgrade completed for Smales Farm Rebbeck Dunn Watters (RDW) has just completed project managing the major refurbishment of a multi-storey office building in the heart of Smales Farm T T from page 26 Smales Farm DEVELOPMENT “We did a whole year of feasibility studies on the building, including how we would programme the project, acoustic testing with different equipment before the project commenced to find ways of avoiding noise, and ensuring we had the costs exact, which was very successful.” Peter acknowledges that having a really good customer, who understood the project challenges, was also key to project success. “There was a lot of work that had to happen at the same time, programme was very tight and AIA had critical dates that we needed to meet. “So it was a very collaborative process. The construction industry has gone through a massive growth cycle, and the costs of materials and contractors’ labour has gone through the roof. “So our key challenges were keeping a handle on costs to meet the client budget, an aggressive programme to meet the incoming tenant and AIA’s needs, along with the technical quality perspective and delivering everything to a very high standard.” While the biggest risks were from the seismic upgrade and façade replacement, Peter says they were probably the project elements that ran the best. “We were six weeks ahead on the façade replacement, and while there were some complaints about the seismic work, there were far less than there might have been, given the work.” RDW was founded in 2012 as a property and construction consultancy, specialising in project management, building consultancy and development management.
