T Tto page 36 Property for Industry (PFI) is completing a multi-stage transformation of its Fisher & Paykel manufacturing site in Springs Road, East Tamaki, which demonstrates its approach to working with clients long-term to meet their evolving needs. PFI CEO Simon Woodhams says the development represents a strategic journey for PFI, after originally purchasing the 10.5-hectare appliance manufacturing site 15 years ago from Fisher & Paykel on a sale and leaseback model. “Historically, Fisher & Paykel used to manufacture appliances on site, but when another company purchased Fisher & Paykel Appliances, then manufacturing went offshore, but it continued using the warehouses on the site as distribution centres,” explains Simon. “About five years ago – before this lease ended – we entered into discussions about their future plans and needs, then started working with them on a purpose-built distribution centre.” The first stage of PFI’s development of the site, built by Haydn & Rollett Construction and completed in November last year, involved constructing the 25,000sqm, targeted, five-star Green Star rated distribution centre, which Fisher & Paykel has committed to through a 15-year lease.
