BUILDING N.A.S Construction Owners of NAS Construction, Nick Murphy and Shaun Dodds, are expanding into property development in Te Puke through their new venture, NAS Developments. The pair established NAS Construction in June 2020 after brainstorming together during the Covid lockdown. Having had experience in new high-end builds, additions and renovations while working for another company, the focus on quality was a good foundation to build the business on, and especially to be not competing in the crowded group-home market, Nick says. “I guess a natural progression for a builder is to have a crack themselves. We had someone come to us [about a build] and that gave us a bit of confidence. That kicked off NAS Construction, and we’ve been going for about five-and-a-half years now. “We seemed to land on our feet. It’s gone well since then, we’ve gotten ourselves in the market we wanted to be in.” This decision was vindicated with NAS Construction winning three Registered Master Builders House of the Year awards in 2022, the company’s first-ever entry. It achieved Bay of Plenty and Central Plateau Regional Category Winner, Regional Gold, and a Top 100 national award for its 240sqm, split-level Papamoa beach-front build. The home features eye-catching Japanese cedar timber cladding, and interior detailing that showcases the high level of craftsmanship achieved, especially in the entry and stairwell areas, which have warm-toned American oak timber features. The light, bright interiors open on to a north-facing deck and portico for sheltered dining and sea-gazing. “We were definitely proud of our craftsmanship and the overall result,” says Nick. This was the foundation on which Nick and Shaun established NAS Developments in October last year as a platform to capitalise on the Government’s decision to enable medium-density housing, allowing up to three dwellings per site without resource consent in specified urban areas. NAS Developments is currently building three, two-storey townhouses in Cameron Road, Te Puke as its first venture under the new rules. The three-bedroom units have a total floor area of 98sqm each. “These ones are a little bit different to the way some people do their townhouses. We made sure everything is accessible on the We offer Premium and affordable Plumbing and Drainage services to Tauranga and the wider BOP area. 027 470 2647 | admin@premiumplumbing.co.nz ground floor – a full bathroom, the master bedroom is fully usable downstairs for aging people. “To capitalise on the property, we put another two bedrooms and a spare bathroom upstairs.” “It’s low-maintenance – if someone’s downsizing it would be perfect for them.” The units have good visual appeal and are clad in easy-care Colorsteel cladding and contrasting vertical shiplap timber, with completion expected late March. NAS Developments is working towards another development in Te Puke. “We’ll keep targeting Te Puke because of the medium-density laws,” says Nick. The town has strong appeal as a well-located, semi-rural community close to Papamoa Beach and just a 15-minute drive to Tauranga, or about 35 minutes to Rotorua. “It’s a good community.” Nick says. “Now that Tauranga and Papamoa are all combined, you can still get decent land out here for reasonable prices. “It’s growing; there’s a new industrial park going just out of Te Puke, that’s going to bring in a lot more people as well. It’s definitely on the cards to grow in the next five to 10 years.”
