For a developer working with second tier finance this represents a huge saving. KMB Construction understands that what’s prescribed in New Zealand’s Building Code is a minimum rather than what should be standard practice, and that the cheapest materials may not be of good enough quality to give the end-user, the homeowner, an enjoyable home to live in. They routinely increase things like insulation in garage walls and door, the thickness of their roofing, or the number of joists they’re using to hold their timber flooring in place. “If we use the minimum 0.4mm spec roofing and somebody steps on it, it will get dented so we always use 0.55mm thick. We put our joists at 400mm intervals not 600mms because otherwise the flooring is really flexible. “We always aim to use good quality materials even though they’re more expensive because we want what we build to last,” says Bhupendra. Generally, clients come to KMB Construction in one of two ways. They may be looking at a piece of land and want advice on whether it’s suitable for the sort of development they’re thinking of and whether it will give them the sort of profit they’re hoping for. By involving KMB Construction they can avoid making an expensive mistake. Or a client may already have the site and KMB can help with key decisions to do with the number and sort of dwellings. They work with architects and expert consultants, all people they’ve worked with over many years, to attain the necessary resource consents, detailed plans, building consent and finally to deliver the completed build.
