Vivid Living: Karaka Residences DEVELOPMENT As part of Fletcher Building’s Residential and Land Development Division, Vivid Living is redefining how retirement living fits within large-scale residential developments. Their approach is simple: create communities that cater to every stage of life within the same master-planned environment. Fletcher Living is known for building not just homes, but communities. They take a holistic view of what a community needs to thrive, including schooling, retail, amenities, transport links, walkways, green spaces, parks, and playgrounds, ensuring these are all thoughtfully designed into the plans. When they recognised that their homes weren’t designed specifically for retirees in mind, Vivid Living was born, explains General Manager Gemma Gloyne. “We wanted our communities to suit everybody, right from the first home buyer through to retirees, offering a solution for everyone. We realised that many of our Fletcher Living homes have stairs and steps and aren’t designed for our changing needs. We also realised that many older adults are looking for social connection and support as they age. We decided to build retirement villages within, and integrated with, our wider residential communities.” Vivid Living’s first retirement village opened as part of the wider Red Beach development north of Auckland two years ago. The second, nestled into the Fletcher Living Park Green Development in South Auckland, is well underway and Gemma has been part of it from the beginning. “Karaka is a beautiful development right on the Pahurehure Inlet with a beautiful walkway, waterfront cafe, brand new school, early childcare centre, and retail shops. It’s really lovely to see our multi-generational families being able to live close to each other within the wider community, but not necessarily in the same house,” she says with a smile. Vivid Living Karaka offers 60 independent retirement living units, all designed to meet the Lifemark® design standards, meaning the homes are suitable for all ages and levels of mobility. They allow residents to live independently in purpose-built homes that still look and feel like any other Fletcher Living homes, with their own street address, letterbox, and private outdoor garden space. Vivid Living’s philosophy is to support inhome care rather than have different levels of care facilities on the same site and they’ve partnered with Private Care New Zealand, part of the New Zealand Health Group to help them achieve their aim of keeping their residents in the community and helping them to ‘age in place’. This allows them to access personalized care services in the comfort of their own home. Vivid Living’s financial model is one of a kind, and something that Gemma believes sets them apart. “We offer some of the lowest fees with a 15% deferred management fee. We also offer a 50% share in any capital gains, and we offer a guaranteed buy-back at the four-month mark.” Construction of Vivid Living Karaka is progressing smoothly thanks to the skills and experience of the contract and project teams, many of whom were also involved in Vivid Living Red Beach. They are where people connect, unwind, and move through everyday life, particularly in shared environments where durability, safety, and long-term performance matter just as much as appearance. That’s where BiForm comes in. BiForm is a New Zealand-owned composite decking brand developed specifically for local conditions. Designed to perform in busy residential, commercial, and public settings, BiForm offers a clean, timeless aesthetic while removing many of the ongoing maintenance demands traditionally associated with timber decking. The result is an outdoor solution that looks good long after installation and continues to perform with minimal intervention. This philosophy is evident at Vivid Living, where BiForm decking was selected for shared outdoor areas within the retirement village. These spaces are designed for regular, everyday use in an environment where consistency, comfort, and low maintenance are essential. The installation was completed by Coleman Residential Limited, demonstrating the value of pairing quality materials with experienced construction. In East Auckland, BiForm Auckland East provides local product advice and supply, working closely with builders, designers, and homeowners to ensure each project is well considered from the outset. Both BiForm Auckland East and Coleman Residential are owned and operated by Aaron Coleman, allowing for a streamlined approach that connects material selection with practical, build-ready solutions. “Having the supply and installation sides working together means decisions are made earlier and with more confidence,” says Aaron. “It simplifies the process for clients and ensures the finished space performs as it’s intended, not just on day one, but for years to come.” BiForm boards are manufactured using recycled plastics and sustainably grown FSC® Certified timber, creating long-lasting building products. With no requirement for staining, oiling, or chemical treatments, BiForm reduces both ongoing maintenance and environmental impact over its lifespan. It is a practical, understated approach to sustainability, one that delivers benefits through everyday use rather than bold claims. Used across family homes, commercial developments, and public spaces, BiForm decking is slip-resistant, splinter-free, and comfortable underfoot. Perhaps most importantly, it offers peace of mind, less upkeep, fewer interruptions, and more time spent enjoying the space as intended. At its core, BiForm is about making outdoor living easier, delivering practical, long-lasting solutions for residential, commercial, and public environments alike.
