Gibson O’Connor Construction DEVELOPMENT “Clients know we’re going to finish a job to a high standard and they will have a quality asset at the end of it.” While Gibson O’Connor Construction still tenders for projects, many of its industrial/ commercial projects come from developers buying land and then seeking their assistance, often from the feasibility stage. “We will prepare budgets, assemble a con- sulting team and undertake a full design and build project. “Even at feasibility stage we know what works and how to tweak things to make a development work.” The opportunity to wear the developer’s hat through a joint venture with a client in Silverdale has enabled Gibson O’Connor to take the project from concept to construction to handover, proving a successful venture for both parties. “Industrial property development has become an attractive investment for people given recent legislation changes in the resi- dential rental market and low interest rates and there is a lot of development currently in the Hobsonville area. “It’s one of the only secure investments where you can generate a reasonable return. Even from a tenant’s point of view there is demand for good quality industrial space.” Michael refers to a project in Northside Drive, Westgate, which was completed just before lockdown last year. “We built three warehouses and office units. That was a full design and build project for new clients referred by an existing contact. “We put a consultant team around them, who we have worked with numerous times before, put the feasibilities together and built the project. “The client managed to lease two and sell one of the units not long after we completed it.” Another project was a joint venture devel- opment with a developer in Foundry Road Sil- verdale and was completed over two stages. “The first stage was eight warehouse units and one office building. The second stage fol- lowed immediately after the first and involved nine warehouse units and a two-storey office building. “The project was completed just before last Christmas and all units are now fully leased.” (09) 444 5300 | admin@citywideelectrical.co.nz | www.citywideelectrical.co.nz Industrial, Commercial, Domestic, Electrical Installation & Maintenance Data & Communications, Switchboard Design & Manufacture PO Box 102148, North Shore Mail Centre, Auckland, 0745 CITYWIDE ELECTRICAL 15-17 Inlet Road, Takanini, Auckland 2112 Phone: (09) 298 6432 09 580 4036 027 253 7040 patrick@sunbuild.co.nz Joint Sealants & Waterproofing Cementitious & Epoxy Grouting Concrete Repair Epoxy Coatings Fire Rating to Structural Steel NZ Composite steel floor design just got easier Youmight not have seen our work, but you’ll have walked on it!
