RESIDENTIAL DEVELOPMENT Veros Property Hamilton - Rototuna Village T T Karen Phelps V eros has had the privilege of working with Kirkdale Investments in helping the suburb of Rototuna in Hamilton to take shape with the most recently completed mixed-use development, Rototuna Village. Veros senior development manager, Gareth Strawbridge says that Veros added significant value throughout different stages of the de - velopment, working through proof of project, leasing strategy, procurement and delivery, giving peace of mind that the design and over- all project quality would be maintained. It was in 2018 that Veros first got involved in the project, after assisting client Kirkdale In - vestments with an initial feasibility study and following the completion of Learning Links childcare centre on Hector Drive. The design of the retail development pro - ject had been partially completed when Veros became involved in the project undertaking property advisory and development man- agement services which included providing a initial feasibility study and managing the leasing/marketing campaign alongside Lodge Commercial that formed part of the Rototuna Village development. Gareth says that Veros provided the confidence to deliver the client’s vision for a well-designed thriving hub with high levels of amenity and quality standards while maintain- ing a commercially viable development. “The role of Rototuna Village is primarily to serve local needs. The scale of retail, office and other commercial amenities will be con- trolled to ensure that the centre functions as a local focal point and to complement other larger centres,” explains Gareth. Rototuna Village includes 17 commercial tenancies (seven retail and ten offices). It spans a site on the corner of Borman Road and North City Road. Gareth says the aim was to create a gateway to the wider Rototuna Village, which would set the tone for the following stages of the development. Designed by Byrne & Enright Architecture, architect Paul Enright says that the project shows how thoughtful design can create buildings and places that people enjoy inter- acting with and are proud to have as a part of their community. “The building in fact has strengthened the identity of the area and created and enhanced a sense of place,” says Paul. “Overall the design outcome reflects a striking structural form that announces that it is the beginning of a major town centre, while at the same time not dominating or imposing on the adjacent residential neighbourhood. The buildings do not appear to have been designed and constructed in an ad-hoc or sporadic manner, but rather follow a theme that creates character and an identity for the new town centre.” Subsequent to final concept design, Veros was engaged to project manage the delivery by providing services throughout different stages of the project life cycle including pro- ject programming, consultant team procure- ment, design management, cost management, risk management, contract management, contractor procurement and construction monitoring. Gareth says Veros has the ability to identify clear pathways to the end goal meaning faster and more efficient results. “Through better knowledge, experience and systems we guide projects to save our clients time and money in the development process and position their property to maximise their investment value.” The project was constructed by Form Building and Developments and Gareth says that the Veros project management team has a reputation for delivering high quality, fit-for- purpose and successful projects. “This is because we understand our client’s needs and ensure their interests are at the forefront of every aspect of the project,” he explains. Gareth says that the proven track record of Veros and its sound understanding of the whole process from concept to completion results in successful outcomes. “Our technical knowledge, local connections and broad market experience allow us to deliver specialised services across the entire property life cycle. “This is yet another project where the Veros team has been involved across several service lines, from Development Management, Project Management through to Asset Management upon completion of the build. Gareth says that Rototuna Village has been fully leased by Vaughan Heslop from Lodge Commercial to a range of hospitality and ser - vice retailers and office tenancies. Tenants include Body Café, Texas Pete’s BBQ, Modo Hair Design Salon, CareVets, Kabu - ki Sushi and Dragon House Restaurant. Kirkdale Investments is now working on a residential subdivision and Veros is assist- ing with a 100-lot medium density project incorporating small lot residential houses and townhouses. The project will be released to the market in early 2022 through a range of build partners. Veros is also working on the next commer - cial premises, which will comprise a bar and restaurant premises within Rototuna Village. Further stages of retail, commercial and light industrial development are also in the long-term plan as part of the master plan of Rototuna Village.
