BUILDING Barrett Homes Northland F inding land to build on is the biggest challenge facing the building industry at the moment. A distinct difference for Barrett Homes is that it sources and develops its own land through sister company EB Developments Limited, says Barrett Homes Northland area manager Robert Ward. “There are three avenues for land acquisi- tion - we build on customers land, we help customers source land and we also develop land. So we have a good database of land to be able to assist people to build a home,” Robert says. A good example is Tiaki Rise, which enables people to enjoy a lifestyle that combines both rural and urban living. Located 12 minutes’ drive north of Whanga- rei’s CBD, Robert says that the development has an idyllic country feel and a true sense of adventure, with renowned swimming holes and the scenic Whangarei Falls being only minutes away. “Yet everything you need is also right on your doorstep including kindergartens, primary, intermediate and secondary schools, supermarkets, cafes, restaurants, the Para- mount Plaza, sports grounds and the Denby Golf Course. Living here is living as it should be,” he says. The development also has a strong connec- tion to the history of the area. ‘Tiaki’ means to guard and also to preserve, foster, protect and shelter. Robert says that the name ‘Tiaki Rise’ comes from this land’s long history of providing care and protection for New Zealand’s vulnerable youth. Over one hundred years ago the North Auckland Protestant Orphanage Trust was established by the local community thanks to a grant from Mr and Mrs Frederick Seymour Potter. A six-bedroom facility was built on 10ha of land and was used from 1939-2013 as a home for children who needed care. Since its closure, the building has been used informally to support local families and chil- dren in need. The Trust’s board subsequently sold 2ha of land to Te Ora Hou, Northland so they could continue working with young people on the site. A community recreational hub was devel- oped as a place for local youth to meet. The board also gave 4000m² to the Whangarei District Council to develop a children’s park on the corner of Corks Road and Vinegar Hill Road. The remaining land was offered to EB Developments Ltd in 2017, which has since de- veloped Tiaki Rise in conjunction with Barrett Homes. The proceeds of this land sale will be used to assist various organisations to continue delivering on the Trust’s original objectives of helping youth in need, says Robert. Adjacent to established subdivision Totara Parklands, Tiaki Rise offers competitive land prices and flat, easy to build on sections. It also backs onto Potters Park, which includes a playground, making the development ideal for a range of buyers including families. Stage two of Tiaki Rise has just sold out but people can register interest for house and land packages in Stage three and four, of which there will be around 60 released to the market, says Robert. Barrett Homes was formed in 2013 by Mike and Laura Bryant and Grant Eynon, who are also co-directors of Barrett Homes Cromwell along with Deidre Copeland and her partner, Jason Williams, a qualified builder. Locally owned and operated, Barrett Homes is not a franchise. It operates from a head office in Papamoa, where the majority of its staff are based, and, in addition to Cromwell they operate from Whangarei and satellite locations in Taupo and Gisborne.
