| 21 Health clinic a purpose-built facility Richard Loader to page 22 DEVELOPMENT Girven Road Ltd: Marra Construction Five years in the planning, the Bayfair team at Body in Motion is looking forward to welcoming patients to their brand new purpose built health clinic and bringing all clinical services under the one roof for patient convenience. Nestled in the Bayfair area of Mount Maunganui on the corner of Girven Rd and Grenada St, the central Mount location is handy to Papamoa, the Mount and Tauranga. The area has developed into a coastal medical hub with Bay Radiology, Bayfair Doctors, Bay Audiology and Dental Plus all across the road from Body in Motion’s site. The new development replaces existing premises that Body in Motion had operated its physiotherapy business from since 2004, along with an aging residential building on a neighbouring property. “We needed more space for our clinical services as well as for our management team as we were outgrowing our current tenancies,” says Mal Shivnan, who along with his wife Sarah owns the Body in Motion practices and is developing the Bayfair site. “About 10 years ago we built a clinic on an adjacent section on Grenada Street and operated out of the two clinics,” says Mal. “Five years ago we stared looking into what could be developed on the Girven Road site, and that became a reality last July with the demolition of the tired old building that housed the practice as well as the neighbouring residential property. “Our Bayfair practice is currently operating out of the Grenada Street clinic.” Designed by Andrew Dusseldorp from Tauranga architectural practice ADG the new development is being built by local builder Marra Construction, who also has responsibility for overseeing the internal fitout. “Marra Construction is a well-established business and presented the best package to us. We have used them before when we have done fitouts and have been very happy. “Working with them on this project I have realized how well organised they are, given the environment we have been working in with Covid. “The project started July/August 2021 with demolition of the existing buildings. By April the building will be fully enclosed and we expect to be open for business late August 2022.” Encompassing 1500sqm of land, the development will provide approximately 1000sqm of lettable space over 3 floors of 350m2 each. “The development will deliver a modern, purpose built facility with significant capacity for growth for both the clinical side of the business in that part of town and the back office management aspects of our business.” There will also be 35 on-site carparks and to assist people to keep moving 12 bike racks including E-bike charging facilities have been incorporated into the design. “The development will deliver a modern, purpose built facility with significant capacity for growth for both the clinical side of the business in that part of town and the back office management aspects of our business,” says Mal. “The Body in Motion clinic will tenant the whole of the ground floor offering physiotherapy, occupational therapy, hand therapy and psychology services out of eleven consulting rooms and a rehab area. “ So we will have extra rooms than we had previously across the two other buildings. “And it will bring about efficiencies because the clinical side of the business won’t be spread across two buildings, which it has been over the last 10 years.” Body in Motion’s management will tenant two thirds of the building’s top floor with a mix of open plan office space/work stations, breakout spaces, private meeting rooms, and a Boardroom. The Body in Motion clinic will tenant the ground floor and their management will tenant two thirds of the top floor.
