It’s a major difference compared to what many other developers are doing.” Nest Living Director Chris Eade says meeting the needs of the occupant has been key, particularly with the interior design of the townhouses. “Making the spaces as efficient and as nice as possible to live in is so important, particularly for the smaller townhouses. “That’s all about the layout of living downstairs and how it works for the kitchen and dining all as one. And you have to fit the stairwell in there and not cramp too much space to get up to the upper level. And it’s how the void below the stairwell is utilised so that it’s not rendered useless space. The upper levels have to accommodate bathrooms and bedrooms.” Chris says to do it well you have to put yourself in the shoes of a boat builder when thinking about the floor lay out, where the furniture will go and the multiple uses of a benchtop which might be used as a place to sit, eat or work. And the formula works. Sixteen of the townhouses have been pre-sold off the plans with the remaining four held over till later in the project. “The townhouses range between $700,000 and just over a million dollars, which we believe is very good bang for buck given the location and the desirability of the neighbourhood that you are buying into,” says Chris. “Given that it’s quite hard to sell a million dollar townhouse off the plans in this market with credit the way it is with banks, that we sold so many off the plans is a reflection of the previous developments we’ve done and the confidence buyers have in this one.” Tristan and his wife Michelle established We Construct in 2014 and have have grown the business to include a team in the Wellington region undertaking projects mainly in the Hutt Valley. “Our project range from standalone houses, multi-unit developments and educational facilities.
