100 | Fulton Hogan Land Development: Milldale T T Karen Phelps Development accelerates at Milldale The latest approvals come as stage 7B is being sold down to builders, while the remaining stage 7 sections are under construction for release over the next few months. “Milldale’s town centre will be the heart of the community, providing everyday convenience and vibrant street life. Developers and investors have the chance to deliver a centre that will support thousands of residents for decades to come.” DEVELOPMENT With the recent approval under the Fast Track Approvals Act, Milldale has been able to accelerate the development of its remaining stages south of Wainui Road, enabling a major step forward for the thriving Hibiscus Coast community. “The fast tracking of the stages reflects both the Government’s new legislation and Milldale’s significant investment in infrastructure. With over $100 million already committed to water supply, wastewater, stormwater, roading, bridges and interchanges, this investment is ready to support up to 9000 homes in the area as signalled by Phil Goff (Mayor of Auckland at the time) and the Hon Phil Twyford (Minister for Housing and Urban Development at the time) back in 2018,” says marketing consultant for Milldale, Warren Frogley. The latest approvals come as stage 7B is being sold down to builders, while the remaining stage 7 sections are under construction for release over the next few months. Combined with stages 1-6, which are complete and occupied, these developments will see Milldale grow from approximately 2000 homes housing 6000 residents, to a projected 3500 homes and 10,000 residents. Including the fast-tracked phase, the development will enable up to 4500 homes for some 13,000 residents. “This rapid progression is only possible because the essential infrastructure has been sized for this growth and is largely already in place,” says Warren. “Residents, including those in the Summerset Retirement Village, already benefit from upgraded stormwater, wastewater, transport links and a dedicated bus service. The link to the upgraded Silverdale interchange and Wainui Road will further enhance connectivity this year.” The fast-tracked stages are complemented by ongoing community and recreational projects. Milldale Central Reserve is now complete, offering spaces for picnics, dog walks and flying kites, while the recently zoned Silverdale West industrial area is now in the design phase. Local residents also have access to playgrounds, neighbourhood shops and the flourishing Ahutoetoe Primary School, which is planning expansion to accommodate growing enrolments. Milldale is designed as a self-sustaining neighbourhood, where people can live, work in the area and enjoy the local shops, parks and beaches. Its town centre, which is due to commence development next year, will include essential services, a supermarket and national franchises. Barfoot & Thompson Commercial is promoting lots 2, 3 and 4 within the Milldale Town Centre as developmentready sites, offering a rare opportunity to shape the identity and amenity of the wider Wainui precinct. “Milldale’s town centre will be the heart of the community, providing everyday convenience and vibrant street life. Developers and investors have the chance to deliver a centre that will support thousands of residents for decades to come,” says Warren. Milldale also offers a mix of housing options, from standalone homes to terraced houses and apartments, all designed to create a cohesive community ethos. Show homes in this family-friendly suburb allow prospective buyers to explore approved build partners, ensuring a consistent standard of materials, finishes and design across the development. Future amenities nearby include the Auckland Surf Park, which will occupy a 43-hectare site in nearby Dairy Flat, with a heated wave pool, sports facilities, eco-accommodation and walking and cycling trails. Plans for a mountain-bike park within the future stages of Milldale north of Wainui Road will further enhance recreational options for residents. “Milldale has been designed to accommodate families, retirees and professionals alike,” says Warren “The mix of housing types throughout the development ensures a vibrant and integrated community, rather than isolated pockets of similar households.
