David Baker from Focus on Property says that the region has similar factors at play, which has seen Tauranga boom, namely a port, tourism and horticulture. Coupled with legislative changes that have made it even more important to utilise the skills of a profes- sional property management company Focus on Property has continued to experience strong growth through the pandemic. Focus on Property specialises in commercial investment and property management. Based in Tauranga the company is owned by David and his father Kevin. It has property located in the Bay of Plenty, Hamilton, Napier, Rotorua, and Auckland regions. With regards to investment Focus on Prop- erty actively seeks to acquire property with underlying potential that it can release and therefore add value. It matches clients with investment property to grow towards their financial objectives. David says long-standing relationships with commercial real agents, structural engineers, builders and designers has resulted in a great team, which is a huge advantage Focus on Property can pass on to its investors. “We’re investors as well so we do under- stand what it’s like to be an owner and can relate on that level when selecting the right investment. “Local real estate agents often come to us with ‘off market’ listings, giving us early exposure to some great deals. We operate a buy quality and never sell philosophy. This ap- proach has served us very well over 20 years in business and ensures we are well placed to hold through downturns when other property can suffer big losses.” Focus on Property offers two investments pathways: helping individual investors to secure commercial property outright or it creates small investment groups, securing the property first then seeking wholesale in- vestors to complete the purchase. Once fully subscribed, the sale and purchase agreement is transferred to the new investment entity to own the property. Ideally there are typically ten or less investors in a group. Focus on Property’s services also includes property management, feasibility studies, property development and project man- agement. The company currently manages around 120 buildings with over 400 com- mercial tenants with a total portfolio value of $400m. “We can offer our experience and skill to people who already own commercial property where their long-term investment strategy aligns with our approach to management. We can assist in dealing with tenants on complex lease matters that often lawyers or account- ants are not able to facilitate. “We know commercial property inside out and can get things done. We act in the best interest of the owner and negotiate well to exceed expectations with lease renewals and rent reviews,” explains David. In terms of property development Focus on Property currently generally has around $10m of construction projects underway at any one time for various clients. David says that refurbishment projects are a common way that Focus on Property assists clients to take their building to a new level of performance.
