Project Manager Blake Hogarth says that one of the key deliverables was high quality staff support to promote positive mental and physical health outcomes for site activities for the full project team from management through to site workers. This saw the Icon project team put together a high level needs analysis – an online survey all the workforce on this project could complete. The results were then collated, the top three priorities identified and workshops organised around these items. This included a healthy eating workshop run by Mission Nutrition, a reduce physiological distress in the workplace seminar by Dr. Georgi Toma and a discussion on non-violence carried out by a White Ribbon ambassador. Members of the project team were free to attend whichever workshops or seminars they considered useful, and Blake says he was pleasantly surprised at the number of attendees. “Each of the programmes we ran were full and the feedback we got from attendees was extremely positive. As a result, we’ve run another analysis and aim to complete one workshop or discussion per month until the end of the project.” The benefits were also palpable on site according to Blake: “Construction is a high stress environment with very tight deadlines to work to. People can work long hours and it can take a toll on mental health. We’ve noticed more of an uptake in terms of mental health discussions on site as people are more consciously aware of it. This focus on mental health has also been driven by our close relationship with MATES in Construction, and we hold regular site talks and awareness training with this organisation as well.” The project, located at 6-8 Munroe Lane, Albany, Auckland spans 26,500m2. It consists of 1.5 levels of basement, six levels of A-grade commercial office space, 224 car parks and generous end of trip facilities with over 130 bike parks and lockers. The anchor tenant is Auckland City Council who will occupy nearly two-thirds of the building from Q2 2023. The project is founded on a 4,200m2 greenfield site and the large basement interfaces with the ground water table and an existing underfill drainage system below an engineered fill ground layer. Following a competitive tender process, Icon New Zealand were engaged under a ECI services agreement. Blake says that Icon New Zealand worked quickly to de-risk the unknown impact of the underfill drainage system by providing practical design solutions and using its established relationship with Auckland Council to agree a compliance pathway. The building’s superstructure consists of a reinforced concrete frame, precast flooring units and features a large central atrium with skylight above drawing in natural light onto the interconnecting feature stairs below. Blake says a number of features will be important in achieving the five-star rating. The building is enclosed with a high-performance curtainwall façade, there will be a high efficiency HVAC system, which is user optimised and run by demand, and LED lighting with localised lighting control and daylight compensation. A large focus has been placed on low carbon transport with the project located a short walk from the Albany bus lane park and ride station. There will be integrated electric vehicle and ebike charging stations in the building, secure bike storage and end of journey facilities. One aspect of the project that Blake is particularly proud of is that over 80% of all waste has been diverted from landfill. This has been achieved through on-site waste sorting with waste segregated into separate bins. The amount of material tracking and traceability has been extensive to achieve the certification reflecting the input from the Icon project team and subcontractors. The two-year project is earmarked for completion in early 2023.
