DEVELOPMENT Milldale - Fulton Hogan People are lining up for house and land packages at Milldale just as fast as they are released, says Milldale marketing consultant Warren Frogley. Around 150 sections have been released in stage four with the remainder due for release in December. In total around 400 homes will be offered in this stage, including stand alone and terraced houses. “There is plenty of demand despite what’s been going on in the wider housing market,” says Warren. “Stage four has some of the best sites that have been released in Milldale so far. This stage is located near the Neighbourhood Retail Centre, the Ahutoetoe Primary School (eventual capacity 850 students) and Waterloo Reserve. The stage also includes the Summerset Retirement Home. Milldale has experienced other leaps forward in 2022. The main entrance to Milldale, which creates a link to the northern motorway via a bridge over the Weiti to Pine Valley Road, has been completed. Sewer and water lines have also been completed. The first stages of work on the Millwater side of the new bridge crossing the motorway to Highgate Business Estate, linking Milldale to Millwater, has been completed. Construction of the bridge will begin in 2023, which Warren says is a “huge step forward” for Milldale. Express bus services and park and ride facilities are also planned to expand as far as the Milldale/Millwater interchange, with further internal routes planned also. Highgate aims to provide 4,000 jobs to locals, there will be growth of over 1,000 jobs in Silverdale plus a further 5,000 as a result of the future development of the Silverdale South commercial zone.” Other significant developments in Milldale include an additional early childhood learning centre and a new playground beside the Weiti stream, both of which are now open. The Neighbourhood Centre at heart of stage four is being constructed in 2023 with completion of stage one expected at the end of 2023 /early 2024. A number of tenancies have been leased or are under contract however interest is being sought from food and beverage, hair, beauty, real estate, health and wellness and other retail services. Waterloo Reserve is also underway and proposed facilities include playgrounds and pump track, basketball half court with youth spill out area, sheltered seating and social spaces, open flexible grassed areas, sculptured grassed mounds and a boardwalk crossing. The first release of apartments at Milldale means there is something for everyone, says Warren, and complements the wide range of terraced homes plus house and land packages already available. “From small to large families, retirees and young independents, there is a wide range of choice at Milldale for a range of home owners,” says Warren. “There is a real sense of diversity developing at Milldale now. We’re really starting to see that community spirit kick in where Milldale is a place that people feel like they really belong.” Since Milldale launched in April 2019 it sold almost 400 lots in the first year in stages one and two - a record for any large-scale development in New Zealand, says Warren. The first residents moved into Milldale November 2019 and now people living in around 1000 houses call Milldale their home. The total number of lots for consent on Milldale is 4,000 with an eventual population potential of approximately 15,000. A range of approved Build Partners are working in Milldale and many offer showhomes for people to view. With material and land costs continuing to rise, Warren urges people to get in quick.
