Williamson Homes focus on a niche market for those desiring a larger home. Company development manager William Gao says that larger homes can represent better value for money due to efficiency of construction. He says there is also a strong market for bigger homes to suit larger families including extended families. “A continued focus of our company is building contemporary, high standard dream homes for all families in the North Shore area,” says William. The company has been delivering quality architecturally designed residential homes across Auckland for over 15 years. William’s parents Peter and Shao Wen started the company after coming from a business background in the construction sector. They saw an opportunity to build larger family homes on the fringes of Auckland, in particular in Albany and Long Bay. Peter and Shao Wen take on management, contracts and administration roles. William brings an engineering and commercial background to the family business and has a master’s degree in construction management. He uses specialised, project management techniques to oversee the planning, design, and construction of Williamson Homes’ projects from beginning to end. His skills help to control a project’s programme, delivery, cost and quality. And it is quality that is a key driver of Williamson Homes. That’s why it only focuses on a certain amount of projects at any one time, with careful selection of only the best materials and a lot of time spent in the design phase. “We work with a list of experienced contractors that we know can deliver consistent high quality finishes,” says William. A good example of the quality achieved is seen in Williamson Homes’ silver award winning home in the 2022 Registered Master Builders House of the Year competition in the category of new homes up to $500,000 in the Auckland/Northland/Coromandel region. Located at 83 John Fair Drive, Milldale, the 203sqm four-bedroom home boasts a north-facing kitchen, living and dining areas and enclosed outdoor zone. Off-white cladding paired with black joinery and shingle roofing creates a striking first impression further accentuated by the angled window above the front door, which echoes the roofline. Inside the home is ample light and allows sunlight to flood in with plenty of glazing. The home also includes a spacious kitchen with an island bench and a walk-in pantry, two living spaces, two bathrooms (one ensuite) and a double garage. The home offers a modern neutral palette, recessed lighting and ash-tone flooring. Partial walls divide living spaces, giving privacy while retaining a sense of flow. The main suite is separated by living areas, offering a private retreat. Williamson Homes only builds spec homes and William says this allows the company to deliver houses perfectly suited to the site and also means clients have less time to wait before they can move into a brand new home. As a preferred builder in Milldale, Williamson Homes has completed a number of builds there over the past few years. William says the great masterplanning of sites, completed infrastructure and amenities in the area have proved attractive to purchasers. He says it is a very nicely master planned subdivision, which ticks all the right boxes. Williamson Homes has recently released to the market a stunning five-bedroom home in Milldale on a 500sqm corner section. With a floor plan of approximately 225sqm the home offers three bathrooms (including two ensuites) and a separate toilet, two living areas, a designer kitchen with walk in pantry and a north facing deck to relax on. Clad in James Hardie Linea Oblique weatherboard and natural timber the home includes distinctive features such as raking ceilings in the entry and LED strip feature lighting throughout the living and lounge areas. Williamson Homes will be releasing further spec homes in Milldale in the next few months, well-designed single level homes between 180-200sqm with estimated completion in early 2023 William says that Williamson Homes takes great pride in being a local family owned and operated business. It means a personal build experience and, combined with close working relationships across established suppliers and contractors, enables high quality design and a great end result.
