Focusing on delivering affordable yet high quality homes to the Auckland market has seen YC Homes experience huge growth. In just five years it has gone from a team of eight staff to nearly 30. Company director Mark Yu says the growth is the result of one simple thing: doing a good job. Mark started his company in 2011 after qualifying as a builder after studying carpentry at Unitec. He completed his apprenticeship and worked for another builder gaining experience before starting his own business after seeing a gap in the market for a homebuilder focusing on the burgeoning first homebuyer market. It is experience in the market that enables YC Homes to bring affordable high quality homes, in particular to first homebuyers. Mark says it is a combination of his experience and contacts he has established with good suppliers and tradespeople that enable him to achieve this. Good project management and smart design also help deliver a high quality result at a great price. The skilled YC Homes is another important factor. It employs three project managers, two site managers, two quantity surveyors, two project administrators, two office managers and 16 carpenters. Based in Albany the company builds largely on the north shore and in northwest Auckland. People can either come ready with their own plans or YC Homes can offer a house and land package and at the moment the focus is on Milldale. YC Homes is a regular purchaser of sections in Milldale and Mark says the developer of the subdivision has a good understanding of what builders require and produces high quality subdivisions with extremely easy to build on sites making the process easy for both him and his clients. At present YC Homes has one house and land package available in the popular subdivision. Located at 12 Ora Nui Street, the distinctively designed 213sqm four bedroom home sits on a 500sqm site. It includes two bathrooms, two living areas and a double garage. It demonstrates the high quality of design YC Homes delivers and includes raking ceilings in the dining/living area, ample full height glazing and higher than normal door heights. This gives the home a sense of spaciousness and ensures plenty of light. It is currently under construction and will be ready for new owners to move in by the end of this year or early 2023. YC Homes has more house and land packages coming up shortly in Milldale after securing land in the next stage release at Spars Road. The homes will be on sites of 377-400sqm and have a floorplan of around 170sqm. They will offer three double bedroom plus one single bedroom, two bathrooms including ensuite, a designer kitchen and double garage. Mark says the north facing dining/living area has great indoor-outdoor connection leading to the outdoor living area. Interested people should contact YC Homes. People can also visit the showhome in Milldale at 71 Ahutoetoe Road. Set on a 671sqm section the 224sqm home also offers four bedrooms, two bathrooms, two living areas and a double garage. The focus is on quality of design and high quality materials. The home boasts engineered veneer flooring and kwila decking showcasing the high quality workmanship achieved by the YC Homes team. Mark says Milldale continues to be popular due to its great location close to motorway, Silverdale town centre and premium schools. He says design guidelines ensure the development will be very high quality and protect people’s investment. YC Homes also builds on clients’ own land and everything is design and build, specifically suited to the client’s requirements and the particular site to take advantage of things such as aspect and sun. Classic tried and true materials such as brick and weatherboard are the norm. Building materials are locally sourced and high quality fittings, such as Hansgrohe bathroom fittings, and Bosch appliances, are standard. Mark, who takes on the project management role on the builds, admits to being very particular about quality and finish as he is keen to always deliver a great result to his clients. Mark is a Licensed Building Practitioner and Registered Master Builder as yet more assurances of the quality he is offering to his customers. Mark along with the office team are the main point of contact for clients during their build. Regular meetings also keep everyone informed and make the build an enjoyable and stress-free process. Mark’s aim is to continue to deliver high quality affordable new homes to the market to meet the demand for new housing in Auckland.
