| 3 “I knew for this to work in New Zealand it had to be fundamentally economic and outside of the framework of the traditional gentailer.” Gary Holden T T to page 4 REGIONAL DEVELOPMENT Lodestone Energy T T Kim Newth Large-scale solar coming on stream Lodestone Energy’s second solar farm near Edgecumbe is due for completion in the second quarter of 2024. Lodestone Energy is fast positioning as Aotearoa New Zealand’s foremost solar energy producer, with their first solar farm near Kaitaia now nearing completion and with four more soon to follow. The 55 GWh Kaitaia farm has some 60,000 solar panels and, once operational, will supply electricity to a Top Energy substation that powers a local mill. Lodestone Energy’s second solar farm of similar scale – located near Edgecumbe and due for completion in the second quarter of 2024 - will supply electricity to local residents, a dairy plant and other nearby commercial and industrial users. In the pipeline are another three solar farms to be built in Waiotahe, Whitianga and Dargaville. Lodestone Energy’s first five solar farms are expected to generate enough energy to power 50,000 homes, but the ambition to harness the sun’s energy to help power New Zealand’s zero carbon future doesn’t stop there. “We’re now into the next phase and raising another $500 million to build eight more solar farms that will include South Island locations too,” says Lodestone Energy Managing Director Gary Holden, who first started formulating plans to bring solar into this country’s mainstream energy market some seven years ago. Recent advances in solar technology have ensured such a vision is economically and practically feasible. The first phase of capital raising kicked off in 2019. “I knew for this to work in New Zealand it had to be fundamentally economic and outside of the framework of the traditional gentailer. It needed to be disruptive and we wanted it to be a 100 per cent New Zealand based company.” A number of private NZ funders put the money in to start the company and buy land for the first five solar farms. Lodestone Energy then successfully raised the capital needed - $300 million – to build the farms, with Westpac on board as senior debt provider. Lodestone’s kaupapa is to be dedicated partners and collaborators with community and stakeholder groups with local iwi engagement a core commitment. 4 | REGIONAL DEVELOPMENT Lodestone Energy Solar with scale arrives Lodestone Energy’s first five solar farms are expected to generate enough energy to power 50,000 homes. T T from page 3 “The concept of extracting energy from the sun has massive appeal, as it is ultimately the most renewable, sustainable source of energy. We have listened to what matters to iwi and are making sure that each of the farms where we put solar panels is able to continue productively farming livestock.” At Kaitaia, the solar farm has been developed with co-existent agriculture in mind and seven hectares are also being reforested with native trees. “We have spent the extra money to put the panels 2.3-metres off the ground and spread them far enough apart to enable ongoing grazing or horticultural planting.” New Energy has been working with Lodestone Energy and Infratec to construct the first two solar farms. Scott and Hayley Walls, who own New Energy, started planning their entry into the solar market in 2021 and won the tender to build Lodestone’s Kaitaia solar farm the following year. “It has been a great project to work on,” says Scott. “We like to establish good long term relationships with smart people and capable companies; we have been very impressed with Lodestone Energy and Infratec and really enjoy working with them. “We’ve got 60 staff on site, all hired locally. We also have a local company building the roads and foundations, and the electrical contractor on site at Kaitaia and Edgecumbe is employing local people as well. “For some, having this opportunity to work and gain new skills is literally life changing. We are building a real team culture and I want the team to be recognised for what they are doing. They are working hard, out in the wind and rain, and we’re proud of them. “Kaitaia has been very good to us. It’s a great location, a really welcoming community and the people up there are fantastic. We will be finishing there near the end of the year.” With the experience gained at Kaitaia, Scott says the second solar farm project at Edgecumbe got off to a flying start in mid2023 and is progressing well. As in Kaitaia, local staff and contractors have been hired for the work. “It is such an exciting field at the moment. No-one else has done anything else like this in New Zealand before.” We pride ourselves with more than 20+years’ experience delivering high quality work on large scale projects throughout New Zealand. Services provided by PPS include supply and install of various fencing types, retaining types, installation of guardrail and wire rope road safety barriers, hydro excavation, solar farm pile testing and mechanical installation on solar farms. PHOTO CREDIT: NEW ENERGY Building a partnership of firsts We’re thrilled to partner with Lodestone Energy as they change the face of New Zealand’s solar energy market. Solar sites of this scale are a first for our country, so when Lodestone said ‘partnership’, we knew it’d be a partnership of firsts. Infratec built its pioneering reputation bringing solar energy to Pacific Island communities, and is now designing and installing large scale solar farms in New Zealand. Innovation, tenacity and strong relationships are at the core of our success. As Lodestone’s construction partner, Infratec is at the frontier of solar design and installation in New Zealand. We’re pleased to work alongside businesses that take a ‘relationship first’ approach and focus on collaboration. From nationwide developers to local business, we’re in it together, so we chose to employ and develop local workforces that will lead New Zealand to a Net Zero future. “We’re 100% Kiwi owned, and developing local subcontractors to get them ready for the solar market speaks to our DNA,” says Richard Adams, Infratec’s Programme Manager. “Working at this scale comes with big challenges, but collaborating with local businesses has opened the door for innovative solutions, especially around site conditions and people safety.” Whether it’s building first-of-their-kind tracking systems, driving collaborative on-site health and safety practices, or using agile methodology to accommodate cyclones, our focus is to deliver. And we’re proud to be delivering Lodestone’s vision for a better New Zealand. 6 | REGIONAL DEVELOPMENT Ecogas NZ T T Richard Loader Waste-to-energy plant making its mark Food waste is transformed into energy and liquid fertilise at the state-of-the-art Reporoa Organics Processing Facility. Transforming food waste into energy and liquid fertiliser at its state-of-the-art Reporoa Organics Processing Facility has earned Ecogas NZ the Low Carbon Future award at this year’s NZ Energy Excellence Awards. Ecogas’ General Manager, Dr Alzbeta Bouskova Houghton says winning the Low Carbon Future Award was clear recognition of the value that both the business and its dedicated team deliver. “Winning the award is a reflection on society’s willingness to embrace waste-to-energy as part of our future. For Ecogas, sustainability is not an add-on to our business, it’s what we live and breathe, and I think that’s what our success at the awards recognise. “We’re actually carbon-positive. If you look at the greater benefit of what we are doing it starts with avoiding land-fill emissions, and that’s our greater contribution.” Reflecting on the very significant contribution the wider Ecogas team has made to the business since it commenced operations last year, Dr Bouskova Houghton says the company tends to attract people who believe in what it does. “It’s almost an inherent buy-in. People don’t just come here to work; they come because they know that what they’re doing is good for the planet. “We have people coming to us offering to help, just because they want to see us succeed. That helps us a lot with engagement with our people. “We’re very fortunate in being surrounded and supported by many talented people who believe in what we do. That trickles down to our stakeholders and our customers. If you know why you’re doing what you’re doing it is much easier to keep doing it. In that respect, I think our job is quite easy because we have such a good story.” Established in 2019, Ecogas is a partnership between Pioneer Energy and EcoStock Supplies, a partnership that Dr Bouskova Houghton refers to as a match made in heaven. “It was not until Pioneer and EcoStock combined their complementary strengths that the perfect baseline and expertise was created. EcoStock knows the food waste business and Pioneer knows all about asset management, and the generation of renewable energy.” While the initial business case allowed for a smaller plant, targeting commercial and industrial food waste from the wider Waikato and Auckland region, during its resource consent application Ecogas successfully tendered to process household food waste from the Auckland City Council. “That effectively tripled the size of the plant, and underwrote the project for the next thirty years. Currently around fifty percent of our feedstock comes from Auckland’s household source segregated food waste and we backfill the capacity with commercial and industrial waste — essentially everything that doesn’t meet the standard to make it onto the shelf for sale or is a by-product of food manufacturing. “We have the capacity to process 75,000 tonnes per annum. Auckland City Council are projected to grow into the full 75,000 tonnes over the next 15 years. We have plans to expand capacity to 100,000 tonnes.” The primary function of food is to provide nutrients and energy, and Ecogas is preserving that function so that the nutrients and energy can be fed back into the food and energy cycle to produce more food. “We call it closing the loop. Effectively, food waste arrives on site, is decontaminated and goes into an anaerobic digestive process where it is broken down into energy, in the form of bio-gas and nutrients. “The nutrients are pasteurised and turned into a liquid fertiliser, which is applied on local farms. “The biogas is used to produce electricity and heat to keep Ecogas’s plant self-sufficient. “It also heats local commercial tomato glass-houses, and next year the bio-gas will be upgraded into bio-methane and bio-C02. “The carbon dioxide will also go into the glass houses and the bio-methane will be injected into the natural gas grid as a renewable gas.” Looking to the future, Dr Bouskova says there are plans to open a plant in Christchurch and Ecogas is also actively pursuing opportunities in the Manawatu to share the value that Ecogas is providing to the community. 8 | Kmart New Zealand - Calder Stewart: National distribution centre T T Kim Newth Investing for growth in NZ market Opening celebrations: from left: Chris Joblin (CEO, Tainui Group Holdings), John Gualtieri (CEO, Kmart), Heeni Katipa (representing Kiingi Tuheitia), Tumuaki Hone Thompson, Hinerangi Raumati (Chair, Tainui Group Holdings) and Hamilton Mayor Paula Southgate. REGIONAL DEVELOPMENT Spring 2023 is ushering in a new season of growth for Kmart New Zealand, which has opened an exciting new 40,000 sqm distribution centre at the Ruakura Superhub in Hamilton. This project has been many years in the works for the Kmart team, with the Ruakura Superhub ideally located to enable reliable stock flow to stores for the benefit of customers. As one of the largest buildings in the country – being equivalent in size to more than four rugby fields – the new distribution centre is around two and a half times the size of Kmart’s previous distribution site in Wiri, South Auckland. Equipped with modern infrastructure, the new facility has been purpose-built to service the long term needs of Kmart’s New Zealand stores and growing customer base in the North Island. Autonomous robotics combined with advanced warehousing and data systems will support speedy distribution. The new centre is also creating more than 100 jobs for the local community. Speaking at the opening of the new centre in September, Kmart Chief Executive Officer John Gualtieri described it as a significant milestone that signalled Kmart’s commitment to continued growth in New Zealand. “Moving to a larger, purpose-built facility in the Ruakura Superhub will allow us to more efficiently do what we do best – giving customers easy access to the everyday items they need at the lowest possible prices. “Our new distribution centre will enable us to create a more reliable flow of stock into stores and into our customers hands.” Developed by Tainui Group Holdings (TGH), the new distribution centre is located on nine hectares and includes warehousing, distribution, storage, a container yard and an office facility. TGH Chief Executive Chris Joblin observes that TGH shares Kmart’s goal of ensuring a highly efficient and connected supply chain: “Notably, the Kmart centre’s prime position grants access to the Ruakura Inland Port, forging an eco-friendly connection to the Port of Tauranga and MetroPort in Auckland via rail freight transport lines – offering transport efficiencies and a lower environmental impact.” Kmart’s ongoing commitment to more sustainable practices is evident within the site, which has been developed in line with the Greenstar 4 rating. “Just to name a few, the sustainability features include solar panels generating up to 300 kilowatts of power, rainwater harvesting, onsite stormwater treatment, electronic vehicle charging stations, bike racks and end of trip facilities for our team who choose to cycle, jog or walk to work,” says a Kmart spokesperson. Along with shared values and goals, Kmart and TGH have a strong sense of community. Kmart has been working with Waikato-Tainui to create a pathway for supporting iwi members through employment opportunities. “There has been strong interest and many successful appointments.” Calder Stewart’s Waikato team and the wider national Calder Stewart team have also been celebrating the opening of the new distribution centre and their role in assisting TGH to deliver this anchor site. Calder Stewart CEO Darren Evans notes that it takes an enormous amount of planning and hard work to build projects of such scale. “Calder Stewart has significant experience building some of the largest and most complex buildings in New Zealand and this is another example of successfully delivering to happy customers,” he says. “Calder Stewart congratulates Tainui on their vision for the Superhub and wish Kmart all the best with commencing operation from their new landmark facility.” Kmart has opened three new stores since 2020 - bringing the total nationwide to 26 – and, in addition to the new distribution centre, plans to open another exciting store in Dunedin in 2024. Kmart New Zealand is also busy rolling out ‘Tory’ - a self-navigating robot equipped with groundbreaking technology - to all stores nationwide. Tory will track and scan inventory on a daily basis to provide accurate data on product availability, in turn creating a better customer experience. 10 | REGIONAL DEVELOPMENT Northland: Haigh Workman T T Karen Phelps Busy firm set for Northland boom Haigh Workman has a team of around 30 engineers across three offices based in Kerikeri, Warkworth and Whangarei. Above; stump removal works are underway at Matauri Bay in anticipation of earthworks season commencing. Below, the Bay of Islands Sports Hub. Haigh Workman’s new Whangarei office, which opened just under a year ago, is strategically positioned in an area of high growth: One Tree Point. Company managing director John Papesch says Marsden Maritime Holdings’ vision for the region will see it boom in coming years with over 150ha of prime commercial property available immediately behind Northland’s deep-water port and transport infrastructure. And off the back of this will come jobs and the need for residential housing. Haigh Workman is already lending its skills to a residential subdivision in Waipu due to begin construction shortly. John says in all its projects Haigh Workman is proud to be helping to contribute to local economies and communities. Established in 1980 Haigh Workman is a multi-disciplined civil, structural, geotechnical and environmental engineering and consulting firm. It offers with a team of around 30 engineers across three offices based in Kerikeri, Warkworth and Whangarei. All of the engineers, geologists, and technicians are hand picked for their expertise in their respective fields and their demonstrated commitment to project delivery and customer support, says John. Proudly 100% Northland-owned and operated, its growth and success can be attributed to the continuous and growing support of its local customer base, he says. At the moment Haigh Workman is working on a special project for Northland Regional Council: the Otiria and Moerewa flood scheme to restore the Otiria Stream to its natural flow, which was impeded decades ago due to the construction of Ngapipito and Pokapu Roads and Otiria’s railroad embankment. Stage two is due for completion before Christmas and will see the replacement of an existing 18-metre-long road bridge with the new 60-metre structure, effectively tripling the flow of floodwaters which can pass beneath it. “Council came to Haigh Workman with the idea as a concept. It was then a question of how to bring the idea into reality. “Haigh Workman came up with detailed modelling for what the solution would look like, going through all the options to get the best result. It will have a massively positive impact on the community.” Another large community project is the Bay of Islands Sports Hub in Waipapa for Far North District Council. Haigh Workman was involved from the inception helping council with pre-purchase due diligence with a geotechnical appraisal of the land. The project had unique challenges as it was constructed on a flood plain with soft alluvial soils requiring utmost care and attention in the design phase. Stormwater management is via a large wetland treatment facility Haigh Workman designed. All the sports fields have drainage as well to make them more playable year round. The first phase of the project was forming the access and gravel car park. Now the project is into the next stage to seal the car park and start building the facility “Community projects are really satisfying,” says John, “as communities need these sorts of facilities to thrive.” Housing projects are another way Haigh Workman adds value. It has been working on the new Arvida living well community, Arvida Te Puna Waiora, in Kerikeri. Haigh Workman has been supplying civil, geotechnical, structural and environmental engineering services from initial feasibility before the client purchased the land to consent development, resource consenting and construction. It has also worked on the Sir James Henare social housing project in Moerewa for Iwi housing provider Ngati Hine Health Trust, and, at a similar scale, a 46-lot residential housing subdivision for Kerikeri Inlet Contractors following on from a similar project it had completed previously for the client. 1 1 1b 1b 2 3 4 5 6 7 State Highway 10 S K 8 9 Site Boundary If you’re in the market for a new home with pedigree, look no further than Versatile Kerikeri’s new show home, opening soon. The project, located at Wanaka Street, Tikipunga, encompasses 69 architecturally designed homes and one of the stand-out features of the development is a commitment to sustainability and accessibility. The homes are designed to meet Homestar 6 standards, emphasising improved efficiency, sustainability and health benefits. This commitment aligns with Soho Group’s vision of creating progressive and innovative residential developments in the regions, says Brad Davis, Soho’s National Development Manager/General Counsel who works closely alongside Soho’s key clients and stakeholders to identify, procure, develop and lead innovative housing opportunities across New Zealand. “Lifemark 4 standards have also been integrated into the design, ensuring increased accessibility and flexibility of use. These features ensure that the homes cater to a diverse range of needs, making them suitable for all members of the community,” says Brad. The development doesn’t stop at individual homes; it also prioritises community spaces. Carefully landscaped common exterior areas have been crafted to provide attractive spaces for people to meet and relax. The provision of an onsite manager’s office and community room enhances the sense of community and support within the development, says Brad. He says that respected urban designers were consulted during the project’s planning phase, ensuring a place-based approach that positively contributes to the fabric of Tikipunga. The Tikipunga development is a collaboration with Kainga Ora, with 55 of the homes being developed in partnership with them. These homes will be provided to whanau in need of housing, addressing the critical issue of public housing in Northland, which has a disproportionate number of Maori in need of housing. Additionally, Soho Group is partnering with Habitat for Humanity and Te Pae to develop 14 affordable terraced housing options, ensuring that a broad spectrum of the community can benefit from this initiative, says Brad. Soho Group was founded in 2017 by managing director Sam Wallace primarily to provide social housing that was well designed, warm and safe. With a background in law, property development, and asset management Sam is passionate about delivering optimal tenant outcomes through design-led housing solutions. Today the focus of Soho Group extends to providing affordable, innovative and sustainable medium-density housing solutions. It has already delivered over 300 completed homes across Auckland and regional New Zealand. “Soho Group procures development sites around key amenities such as supermarkets, healthcare, schools, parks, and green spaces. Our vision is based around housing affordability. We’re passionate about brownfield developments and better conversion of land throughout the regions in New Zealand,” says Brad. The architectural design of the buildings typically undergoes a rigorous urban design process. This process considered aspects ranging from crime prevention through the building’s design to privacy standards, greenery, cladding, and energy efficiency. A contemporary and stylish design is central to each Soho Group project’s aesthetics. Brad says that Soho Group’s Wanaka Street development is a testament to the Group’s dedication to delivering high-quality, affordable, and sustainable housing solutions. “With every project we do we are aiming to set a new standard for medium-density housing, contributing to the betterment of the community by providing comfortable, accessible, and environmentally conscious homes for all as we continue to expand our reach from Whangarei to Nelson.” Specialist engineering solutions riley.co.nz Civil | Geotechnical | Water Resources | Environmental Riley_Business North_ad_126.5x60mm.indd 1 24/07/23 2:51 PM
