104 | Cemac Construction Waikato: Kawera Place T T Kelly Deeks A history of building excellence Cemac Construction Waikato continues to deliver high quality health sector projects to the region, on budget and often ahead of schedule, as the market leader carves out its specialisation with successful outcomes in extremely competitive times. Cemac has operated in the commercial and interiors market across New Zealand since the early 1960s, originally in Auckland then growing into a collaborative of local businesses which have since found their own niche markets in their own regions. Cemac Construction Waikato was formed 10 years ago when current director Martyn Seddon bought out the commercial and interior fit-out division for the Waikato and continued to provide quality products and services in the commercial construction sector. The company offers a range of contract options and prides itself on creating places people love to work in. Cemac Construction Waikato has a growing portfolio of successful commercial construction projects and has recently added a significant collection of health sector projects including the West Coast Health Clinic at Raglan, the Southern Cross Hamilton Hospital where Cemac installed and MRI machine and an x-ray, the Victoria Clinic including River Radiology’s imaging centre, and upgrades to Anglesea Clinic. Now at Karewa Place, Cemac Construction is building a 1841sqm purpose-built commercial healthcare facility on a 3289sqm site at Te Rapa on the northern outskirts of Hamilton. The sizeable Karewa Place medical centre is already 85% leased and will be home to a range of independent healthcare providers operating in separate yet complimentary fields of the medical recovery sector. The largest space is set to be tenanted by Pacific Radiology, who will be joined by Hamilton Dental, Caci Clinic, an acupuncturist, and a coffee shop. Cemac Construction project manager Matt Seddon says the project’s 18-month timeline is due for completion in April next year. He and the team on site are working hard to stay ahead of the eight ball while doing the nicest job they can. “With an elongated programme like this, it’s important to keep hitting your milestones,” he says. “We are now working on the exterior joinery which wasn’t supposed to be installed for another four weeks, essentially putting us four weeks ahead of schedule. “But we’d like to get that finished early because the reality is certain products can be quite difficult to source, so four weeks ahead is a more comfortable place to be.” At the beginning of the project it was discovered that the storm water connection in the carpark was in the wrong position and the Council had to be engaged to install another manhole. “The wait time for that was two months so we lost two months off the bat! So I picked another part of the programme to get ahead on to alleviate that.” Matt says the building has als obeen future-proofed with seismic and flood mitigation engineering including a TC2 raft foundation and a wave wall. Matt has always gained satisfaction from seeing his completed Cemac Construction projects as he drives around town. These new medical facilities are another way for Cemac to provide for its local community. “The medical sector in New Zealand can be a little bit slow to respond at times.
