Vivian Construction: Lake Road Lofts T T Hugh de Lacy BUILDING The site being narrowest at the street frontage and widest at the back presented intricate logistical difficulties for Auckland company Vivian Construction when it built the just-completed eight-unit Lake Road Lofts townhouses in Belmont, Takapuna Lake Road is a busy North Shore commuter highway, so getting the pre-cast concrete walls and floors onto the 1800m2 site without major traffic disruptions was a major challenge, and because of the site’s restrictive entrance-way the six rear units had to be built first before the front two could be constructed. Vivian Construction managed the building programme which was completed on time at the end of September. Lake Road Lofts is a project by Auckland company Mosaic Developments, and the $8m three-level Manhattan-style apartment block was designed by Chris Tate Architecture. The apartments are pitched at the upper end of the market, likely to cost upwards of $2m each, and range in size from 250 to 300m2 on three levels, and with either three or four bedrooms. They feature full-height windows and distressed-timber floors, while the spacious master bedrooms have ensuite bathrooms with built-in wardrobes. Each apartment offers privacy while maximising outdoor space with the help of louvred canopies and balcony gardens. Native planting has created an exterior common park integral with all units to heighten the sense of outdoor living. Lake Road Lofts is the latest in a succession of projects managed by Vivian Construction, an Auckland company with a staff of 18 ranging from property and site managers to quality control and health and safety specialists. Vivian Construction was formed in 2017 by the three Vivian brothers, Jeff, Tom and Matt who each had separate backgrounds in the construction industry. Jeff had 23 years behind him working for major building companies, Tom is a surveyor who previously worked on large-scale projects in Australia, and Matt is a widely experienced quantity surveyor. Together they have over 70 years’ experience in the industry. Jeff is in charge of the operational side of the business while Matt controls pricing and cost management, and Tom looks after health and safety and quality control. The brothers’ six years in business has left a trail of satisfied customers, among them the Tuhoe iwi of the Urerewa, south and east of Rotorua. Jeff first became involved with the Tuhoe while he was the project director for global giant Arrow International on the iwi’s 2500m2 and $18m headquarters, Te Kura Whare, at Taneatua, 20km from Whakatane. Vivian Construction also built a 100sqm2 wellness centre there, including doctor’s surgery, and it has lately finished the historically significant new Police Station at Taneatua. That project says much for Vivian Construction’s ability to handle a delicate situation: this latest Taneatua Police Station was planned jointly by the Police and the iwi, in an atmosphere made tense by memories of the 2007 police raids under the Terrorism Suppression Act. A Police apology in 2014 somewhat eased the tensions, the station was built last year and Vivian Construction hopes it does meet the same fate as the three previous Taneatua Police Stations which were all burned down.
