DEVELOPMENT SAM Property had never entered a building award competition before, so the Silverdale company was more than delighted when its 38 Peters Way four-unit industrial development won a Silver Award in the Industrial Section of this year’s New Zealand Commercial Project Awards. The project at 38 Peters Way in Silverdale was designed for tenants with four distinctly different needs. SAM - short for Silverdale Asset Management - Property General Manager Cam Marsh said the award was a tribute to the company’s team of professionals, contractors and inhouse project management. “For our first-time award it produced a wonderful result and supports our claim to a commitment to excellence. “We’ve got a great in-house property construction management team with strong communication skills developing enduring relationships with our clients and partners. “Having got this pat on the back we might going looking for another one,” Cam said. SAM Property’s client was Auckland-based Southwest Energy which owns and manages an extensive portfolio of commercial buildings in Silverdale. The tenants for 38 Peters Way demanded flexibility in the design of the complex, not only because their various requirements included offices, a warehouse and a showroom, but to ensure the spaces could be easily modified to meet future needs. The award-winning complex comprises three free-standing industrial buildings divided into four tenancies situated on a 5833sqm parcel of road-front land on a no-exit street within the long-established Silverdale Industrial Estate. The offices and warehouse feature high stud ceilings, while heavy duty concrete areas outside provide both ample parking and turning space. Construction of the 38 Peters Way development was performed by Gibson O’Connor Construction, with design input from Ashton Mitchell Architects, and engineering by the MSC Consulting Group. SAM Property was founded by brothers Paul and John Boocock as a vehicle for managing the family property assets after they sold their private equity firm Hiway Stabilisers in 2011. Today SAM Property manages more than 110 tenancies, most of them commercial, along with industrial yards, and more recently it moved into the residential property sector with developments that include Riverview Properties, Palliser Downs , and Oakview Investments Ltd). The company’s activities cover the whole gamut of property development, from land acquisition and master-planning to overseeing construction and development, along with sales, leasing and property asset management. The New Zealand Commercial Building Awards are judged on four main criteria: Design for aesthetics and functionality, Contract Management Procurement covering time and procurement costs, Construction/Delivery of Project which covers construction methodology, quality, safety and the environment, plus construction challenges, and an Overall Assessment. The Silver Award requires a score of at least 825 points out of a possible 1000 over all four categories.
