Generation Homes has already completed ten four-bedroom homes at Manawa, the iwi’s 400-site subdivision. Generation Homes sales manager for the Bay of Plenty region Paul Keown says the relationship grew when Generation Homes delivered all 10 18-week builds on time and with a fixed price promise. “The initial brief was just the number of bedrooms required and we took that brief, respected the budget we were given and aimed to deliver the most value for money we could. “Each home was a unique beautiful one off design to suit the site complete with solar panels by Tu Mai Ra Energy,” says Paul. The success of the project has led to a 20-townhouse project, which is now well underway. Once again Generation Homes managed to exceed the original brief and deliver the maximum housing possible for the client’s budget. “We are able to deliver ten four-bedroom homes, four two-bedroom homes and 16 three-bedroom homes by clever design to maximise the site, overachieving on the initial brief, to get the most whānau possible into a new home,” says Paul. All of the townhouses are bespoke by design, half being contemporary in style, clad in brick and linea weatherboard. The other half are modern and sleek in appearance with a clever mixture of horizontal linea and vertical oblique weatherboard to align with the beachy feel of the Manawa subdivision. Paul says expectations were also exceeded as Generation Homes proposed to build these whare two storeys ensuring each home had a good outdoor living area. Each home has unique colours on the interior including different carpet, tiles, kitchen etc. They will all come with solar panels. Twelve of the 20 homes will come with garaging and off street parking. The remainder will have good off-street parking options. The Generation Homes process aimed to make things easy for the client, says Paul. “I have been the sole client liaison for the project, working with Ngā Pōtiki for around four years. One Generation Homes site manager runs the whole project. “We deliver on our promises and ensure the project stays on track, being accountable each step of the way.
