Keith Camp Industrial Estate DEVELOPMENT The development of Keith Camp Industrial Estate in Morrinsville’s industrial sector has opened up opportunities for industrial development that have not existed in the town for over a decade, says the Estate’s Director Paul Symes. Located in the north-western industrial sector of Morrinsville, the development is just 15 minutes from Hamilton East, in the heart of the Auckland/Hamilton/Tauranga golden triangle. “Proximity is a key attraction and land in Morrinsville is substantially cheaper than the main development areas in Hamilton including Tamahere by the airport, or Te Rapa in the north.” Paul says the development was about identifying an opportunity to open up land, that while zoned for industrial use for a number of years, had only been accessible off a residential area. “Understandably, the Matamata-Piako District Council were not interested in having an industrial area serviced off a residential road. In essence the land was landlocked from Morrinsville’s main industrial area because the Morrinsville Stream borders the land’s southern and eastern boundaries. So, we had this hidden gem with a lot of challenges to realise its potential.” Paul says that the key to unlocking the land’s industrial potential was in the form of a roadway called Keith Camp Place that came to a dead-end because of the Morrinsville Stream passing through it. “By developing a culvert over the stream we extended Keith Camp Place over to the site, and put in a turnaround area, providing access to the land and avoiding the need to go through the residential area. So, from being a landlocked piece of land, it is now fully integrated into that central industrial area. “Civil construction was carried out by Titan Civil & Drainage. They are a small dynamic team and it meant that I got to work directly with the owner of the business, enabling us to be very nimble and deal with whatever challenges arose.” While the development encompassed 2.8 hectares, the road extension and turn around area was vested to the Council, along with a bike/pedestrian access way into the residential area. Because of the proximity to the Matamata Stream, there was also an agreement with the Matamata-Piako Council that the development earthworks would not put pressure on the town’s stormwater system. A large flood plain area was incorporated into the development’s plan so that in a 1/100-year rainfall event, adjusted for climate change, that volume of water could be contained while maintaining the rest of the development flood free. “We ended up with six sites ranging from net 2700sqm to net 3800sqm. Price points start at $970,000 and go up to $1.4million. Lot 4 has been sold to a Mount Maunganui based business called Tranzliquid Mount Maunganui, which provides bulk fuel transport logistics. They’re now operating from the development. We have another three lots that look as though they’re going under contract very shortly, servicing different industries in the region.
